HomeMy WebLinkAbout1980-08-21 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Plat Review Committee was held at 9:00 A.M., Thursday August 21, 1980, in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Dick Shaw, Dennis Burrack, Kenneth Wagner, James Crownover, L. 0. Ferguson. CITY REPRESENTATIVES PRESENT: Larry Poage, Don Bunn, Bobbie Jones, Cynthia Stewart, Clayton Powell, Wally Brt. OTHERS PRESENT: Mel Milholland. The only item for discussion, was the FINAL PLAT - TOWNSHIP COMMON approval of the Final Plat for Township WEST OF OLD WIRE ROAD AND Common. Property is located West of Old EAST OF NORTH COLLEGE Wire Road and East of North College Avenue. Northwood Homes - Owner; Milby Pickell - Developer. Property is zoned R-1, Single Family Residential District. Mel Milholland was present to represent. • 1. Dennis Burrack (SWEPCO): Lots on the East side of Common Drive will be served by SWEPCO. 2. James Crownover (Ozarks Electric Cooperative): Lots on the West side of Common Drive will be served by Ozarks Electric Cooperative. After discussion, the Utility Companies decided on the following easements: A. The 25 ft. building setback along Township will be a 25 ft. building setback and utility easement. B. 25 ft. utility easement along the West side of Common Drive from Township Road to the end of the cul-de-sac. C. 15 ft. utility easement on the West side of Lots 1, 2, 3, $ 4 (Plat shows 25 ft. which is not necessary). D . The 25 ft. utility easement on the West and North sides of Lot 5 will be eliminated. E . 25 ft. utility easement on the South and East sides of Lot 5. F. Eliminate 25 ft. utility easement on East side of Lot 1, Block 2. G . 25 ft. utility easement on South side of Lot 2, Block 2. All other easements will remain as on the plat as presented to the Plat Review Committee this morning. Plat Review Committee Meeting August 21, 1980 Page 2 3. Wally Brt (City Sanitation Superintendent): Asked about radii on cul-de-sac. The inside radius of curb is 15 ft., the outside radius is 40 ft. 4. Bobbie Jones (City Planning Administrator): A. Furnish Clayton Powell City Street Superintendent with as builts. B. Before the Final Plat will be signed and recorded, all improvements will be finished including street lights and whatever other improvements are requested by Don Bunn or Clayton Powell. C. The Engineer's certification is required on water, sewer, streets and drainage. D . Furnish proof that there is no lien against improvements. E. Furnish Office of City Planning with a copy of covenants, for review before the Final Plat goes before the Planning Commission. F. Note on Plat how covenants are to be recorded. G . Final Plat will include a graphic scale. H. Mark on Final Plat that sidewalks are 4 ft. wide. I. All easements will be dimensioned. Easements in subdivisions abutting Township Common will be dimensioned also. J . Designate width of easement between Lots 2 $ 3, Block 2. K . Pins and monuments will be moved to show new right-of-way on Township Road. L . Move the driveway back to the new property line. M. Adjust North property lines on Lot 4, Block 1 and Lot 4, Block 2, and mark new dimensions on Lot 5 to accomodate the extra property added due to elimination of easement. N . Final Plat will show major street designations as per Master Street Plan. O . Sidewalks are shown going half way around the cul-de-sac on Common Drive, sidewalks will go all the way around the cul-de-sac. P . All adjoining property owners will be notified of the Planning Commission meeting where the Final Plat will be considered.
