HomeMy WebLinkAbout1979-06-21 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, June 21, 1979, at 9:00 A.M., in the Directors Room, City Administration Building, Fayetteville, Arkansas. CITY REPRESENTATIVES PRESENT: Don Bunn, Wally Brt, Bobbie Jones. UTILITY REPRESENTATIVES PRESENT: John Kehn, Dick Shaw, L. 0. Ferguson. DEVELOPERS PRESENT: Bill Kisor. The only item for discussion at this meeting was the proposed large scale development plan for Fayetteville Plumbing Company to construct a new facility on Lot 12, Perimeter Plaza, 4200 Gabel Drive. Bill Kisor was present to represent the prop Comments were as follows: 1. Don Bunn (City Engineer): Both water and sewer are avail able to the lot. Mr. Kisor agreed that there is a sewer manhole on the East side of Gabel Drive and a fire hydrant on the West side of Gabel Drive at the North boundary of his property. Mr. Bunn asked Mr. Kisor what size water meter he would need and how he proposed to handle his sprinkler system. Mr. Kisor said he would work this out with Mr. Bunn later, but he would probably extend a 1 -inch service with a standard S/8 -inch water meter and did not plan to have a separate meter for his sprinkler system. and Heating at osal. FAYETTEVILLE PLUMBING $ HEATING COMPANY 4200 Gabel Drive Large Scale Development 2. John Kehn (Arkansas Western Gas)• There should be no problems. Our gas lines are presently at Zion Road. We will contact Jim Lindsey and arrange to get the gas line extended on down to your lot. Mr. Kisor said he would like to have the gas meter located near the building and Mr. Kehn said this could be worked out. 3. Dick Shaw (Southwestern Bell Telephone Company): We will need a 4 ft. by 4 ft. by 3 inch sheet of plywood located in the equipment room on which to mount telephone equipment. We need 110 -volt, duplex receptacle grounded. There should be a number 6 ground tied to the multi -ground neutral of Ozarks Electric's power. Mr. Shaw told Mr. Kisor that he could either: (1) provide the telephone company with a written dedicated easement from his building to the 122 ft. easement on the West side of his lot; or (2) furnish a 2 -inch PVC conduit from the 122 ft. easement on the West side of the lot to the equipment room in the building.. Also, furnish another 2 -inch PVC conduit from the equipment room to the storage building for the phone they will want there. Mr. Shaw said the equipment did not require any air-conditioning or heating, but that they will need it in an area that is well lighted so they can work on it. Mr. Shaw said he would probably put in a 25 or 50 pair cable so there would be additional phone lines in the future. Mr. 'Shaw noted that the plan does show paving on the existing 122 ft. utility easement and told Mr. Kisor that if they have any trouble in the future, they might have to dig up the paving. Mr. Kisor said he has plenty of room and might leave the easement in a grass area. He agreed to contact Mr. Shaw again before doing any paving in the easement. 4. L. 0. Ferguson (Warner Cable): Will you require TV cable? Mr. Kisor said they would. Mr. Ferguson said he would need a 2 -inch PVC conduit from the easement on the West side of the lot to the equipment room also. TV cable will not require much space in the equipment room. Wally Brt (Sanitation Superintendent): Your trash location is fine; however, if my vehicles have to travel over asphalt drive, they may tear it up. Mr. Kisor said he was considering concrete; but if it is going to be asphalt, he would get back with Mr. Brt and perhaps move the location of the container. Mr. Brt said the pad the container rests on should be 12 ft. by 15 ft., may be screened or fenced on three sides, but leave the front 15 ft. open. 6.1 James Crownover (Ozarks Electric): Not present and no comments submitted. Mr. Kisor said that he wants all utilities underground. 7. Clayton Powell (Street Superintendent): Not present and no comments submitted. 8. Larry Wood (Planning Consultant): Not present and no comments submitted. 9. Paul Logue (Fire Chief): Not present and no comments submitted. 10. Don Osburn (Meter Foreman): Not present and no comments submitted. 11. Bobbie Jones (Planning Administrator): The vicinity map does not show the location of the street between Gabel Drive and Highway 71 (Frontage Road). There is no screening required. Proof of a newspaper notice as required by the ordinance has been submitted to the Planning Office. Before the building can be occupied the required parking areas must be paved, striped, and have wheel stops so that cars do not extend beyond the parking area; an as -built plot plan showing the location of all improvements including utility service lines, signs, etc. must be filed with the Office of City Planning; permanent house numbers must be in place and visible from the street. Will you be storing any flammable materials? Mr. Kisor said he would have a small diesel fuel tank. A separate permit will be required for each building and for the tank. Check with the Fire Department and Mr. Lieberenz to determine if the tank can be installed above ground. If the construction cost of either building will exceed $50,000 there is a paragraph which must be on each page of the plans as well as an Arkansas registered architect's seal and signature. Steel buildings require an Arkansas registered engineer's seal and signature regardless of cost. If the mechanical work for any building is over $2,500, the floor plan and plumbing and gas riser diagrams must be approved by the Arkansas State Board of Health prior to issuance of a permit. There being no further business, the meeting was adjourned.
