HomeMy WebLinkAbout1978-08-03 Minutes(l L• L MINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Plat Review Committee was held on Thursday, August 3, 1978, at 9:00 A.M., in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. CITY REPRESENTATIVES PRESENT: Bobbie Jones, Angie Medlock, Don Bunn. UTILITY REPRESENTATIVES PRESENT: Dick Shaw, Clyde Terry, Floyd Hornaday, John Kehn. DEVELOPERS and/or ENGINEERS PRESENT: Wayne Jones. The only item for discussion was the replat of Lot 4, Fayetteville Industrial Park. Wayne Jones, McClelland Engineers, was present to represent. REPLAT OF LOT 4 Industrial Park 1. Don Bunn (City Engineer): Said they could hook onto sewer on the north side if the elevation of the properties is o.k. Mr. Jones said they would like to hook onto water on Armstrong Avenue and extend it down through the new street to the end of the cul-de-sac and extend water service lines to the individual lots. He said they are proposing an 8" line. John Kehn (Arkansas Western Gas): Asked if they couldmove the proposed street further east to get off of the existing gas easement. Mr. Kehn said they have 2 transmission lines in the easement and do not want any portion of the street blacktop over those lines. Mr. Kehn said the gas company engineering department shows the existing gas easement as 50 feet and it is shown as 30 feet on the plat. He gave Mr. Jones a copy of a easement dedicated in 1969 which shows the easement as being 50 feet. Mr. Jones said he would check this. Bobbie Jones noted that on the preliminary plat it was shown as 50 feet, and on the final plat as 30 feet. 3. Clayton Powell (Street Superintendent): Not present. Said all preliminary negotiations with the City and Chamber of Commerce and Fayetteville Industrial Park Committee are adequate and provisions for streets have been agreed upon to gain access. 4. Floyd Hornaday (SWEPCO): Said SWEPCO has an electric line down the east side of Armstrong. He asked for the following easements: 15 feet on the north side of Tract D to tie back into. the road. This easement is to be beyond the ekisting sewer easement; a 15 foot easement on the east side of the road and; a 20 foot easement around the perimeter of the cul-de-sac. 5.Dick Shaw (Southwestern Bell): Agreed with easements asked for by SWEPCO. 6.Clyde Terry (Warner Cable): Agreed with easements asked for by SWEPCO. 7. Bobbie Jones (Planning Administrator): Add "part of Lot 4, Industrial Park", to legal description. Check two dimensions in the legal description and verify which is correct. You must obtain the adjacent property owner's signatures. Show the flood plain elevation. Confirm the width of the gas line easement. Add "Armstrong Avenue" and name the new street. Dimension the width of the right of way of the new street. Add a note on the plat that Tract A-1 is to be combined with Barge Engineering property to the east. Mr. Jones said the balance of Lot 4 will be replatted. They plan to deed the flood plain area to the City Parks and Rec. Department. Bobbie Jones said to indicate on the plat that the south part is a portion of Lot 4 not being platted at this time. Show ownerships of those properties already sold. The meeting adjourned at 9:45 A.M.
