HomeMy WebLinkAbout1978-02-16 Minutes• MINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, February 16, 1978, at 9:00 A. M., in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas CITY REPRESENTATIVES PRESENT: Bobbie Jones, Angie Medlock, Clayton Powell, Wally Brt, Bill Boudrey, Don Bunn. UTILITY REPRESENTATIVES PRESENT: Clyde Terry, Kenneth Wagner. DEVELOPERS and/or ENGINEERS PRESENT: Harry Gray. The only item for discussion was the final plat of Phase I of West Wind Subdivision, located North of Township Road and east of Jimmie Avenue. Harry Gray was present to represent. WEST WIND SUBDIVISION A Planned Unit Development North of Township Rd. 1. Clayton Powell (Street Superintendent): Said the final plat does indicate( the additional right-of-way required for Township Road. The private street is to be maintained by a Property Owner's Association. 2. Wally Brt (Sanitation Superintendent): Questioned if the owners had submitted a letter to allow the sanitation trucks to go on to the private drive. Bobbie Jones said this would need to be in the protective covenants. Wally Brt said he would need a temporary turn -around at the end of the pavement. • 3. Donnie Osburn: Asked if Lots 1-12 would be single-family and Harry Gray said they would. He said Lot 13 may be split into more lots at a later date, but it would still be single-family. He said they are proposing a total of 38 lots in the entire subdivision. • 4. Don Bunn (City Engineer): Said there is an 8" water line in Sherwood Lane extending to Lot 13. Harry Gray noted that the sewer is already in. Don Bunn said the developer should get water taps now, if they have not done so. 5. Kenneth Wagner (Arkansas Western Gas): Said the gas line is in the front of the lots running parallel with the water. Easements are sufficient as shown. 6. Clyde Terry (Warner Cable): Asked for a 25 foot utility easement between Lots 8 and 9. Said he would work with Ozarks Electric and try to go with them behind the lots, if possible. Asked that the engineer let him know before they blacktop the street so they may put in their street crossings. 7. Bill Boudrey (Fite Department): No comments. 8. Bobbie Jones (Planning Administrator): Add the date to the title block. Show the Point of Beginning as being offset, and designate it as the Point of Beginning. Designate Sherwood Lane as Private Road. The protective covenants will need to specify that maintenance of the road is the responsibility of the property owner's association, and not the City of Fayetteville, and that.the City of Fayetteville has the right to use the private road to provide fire, police, and sanitation 'rServices. Also,put a note in the protective covenants that all private roads will also be utility easements. The protective covenants should reflect that if the private street is ever connected to a City street, it will be built to current City standards, at the expense of the property owners. r • • • Plat Review Committee Meeting February 16, 1978 -2- Show in the protective covenants that fire and sanitation trucks will need to have a 15 foot by 15 foot clearance, which will bethe responsibility of the property owner's association. Show existing easements in the adjacent subdivision. The Zoning Classification is R-1, Low Density Residential District. The Planning Office will need a copy of the protective covenants. Show the proposed use as single-family. Husband and wife will both need to sign the plat. Bobbie Jones asked if they would have a contract or bond and Mr. Gray said they would have a contract Designate the 20 feet at the northwest corner of Lot 12. Note that the scale is 1" to 100 feet. We will need a revision by Tuesday, February 21, to go to the Planning Commission on February 27. The meeting adjourned at 10:05 A. M.
