HomeMy WebLinkAbout1978-02-02 Minutes• MINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, February 2, 1978, at 9:00 A. M., in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. CITY REPRESENTATIVES PRESENT: Bobbie Jones, Angie Medlock, Don Bunn, Clayton Powell, Wally Brt. UTILITY REPRESENTATIVES PRESENT: Clyde Terry, Kenneth Wagner. DEVELOPERS and/or_ENGINEERS PRESENT: Rick Cowdrey, Mr. Bassett. The only item for consideration was the final plat of Carlon Center, located north of Township Road, and west of Highway 71. CARLON CENTER Final Plat N. of Township Rd. 1. Dick Shaw (Southwestern Bell): Not present. Easements are sufficient as shown. 2. Floyd Hornaday (SWEPCO): Not present ,= Easements are sufficient as shown. 3. Larry Wood (Planning Consultant): Not present. No comments. 4. Clayton Powell (Street Superintendent): Street construction has been completed, but due to the inclement weather, we have:.not yet performed final inspections. 5. Wally Brt (Sanitation Superintendent): No comments. • 6. Don Bunn (City Engineer): Rick Cowdrey stated that water and sewer are in and as - built plans have been submitted. Don Bunn had no further comments. 7. Kenneth Wagner (Arkansas Western Gas): Easements are sufficient. Rick Cowdrey asked if the gas company is planning to relocate the gas line in Lot 5, Block 1, running parallel with Highway 71. Mr. Wagner felt the gas company will try to completely take out this gas line within the next year. Bobbie Jones felt they should label this easement as a restrictive gas easement. When the easement is vacated, they should be able to have it taken off the plat by filing a letter asking for an easement vacation on Lot 5, Block 1, in the Court House. 8. Clyde Terryy(Warner Cable): Asked if they would require cable service. Mr. Bassett felt they would. Mr. Terry said the easements shown would be sufficient. 9. Bobbie Jones (Planning Administrator): Asked for a letter from the city engineer and street superintendent stating that all improvements are in so that she may send this on to the City Board of Directors so they may pass an ordinance accepting the improvements. Bobbie Jones asked if there is a median at the intersection of Drake Road and Hwy. 71 and Rick Cowdrey said "yes". Bobbie Jones said if they want to put a sign in the median, the developer will need to retain ownership of the median. If it is dedicated right of way, a sign will not be allowed. Rick Cowdrey asked if they could put a sign on one of the lots and Bobbie Jones said they could but the owner of that particular lot would not be allowed another ground sign. They would be restricted to a wall sign. Check the dimension of the utility easement shown on the south side of Lots 1 and 2, Block 2. It was shown on the preliminary plat as 20 feet. Also, submit a copy of the protective covenants. Rick Cowdrey pointed out that_the City Board had waived the sidewalk requirement on the east side when they were discussing the widening of Drake Street. The meeting adjourned at 9:40 A. M.
