MINUTES OF A PLAT REVIEW COMMITTEE MEETING
A meeting o6 the Fayettevitte Plat Review Committee was held on Thauday,
January 5, 1978, at 9:00 A. M., .in .the Boated o6 Diaectons Room, City Adm.inis.t Cation

8. Dick Shaw (Southwestern Belt): Said he would work with .the developer on
easements.
9. Wally Brt (Sanitation Supe intendent): Asked on. .three 6 -yard containers,
one .to be located at .the nonthwes.t corner o6 .the 31 4pace paithing tot, one
at .the nonthwes.t cornea o6 .the 1.2 . units, and one at the northeast corner
o6 .the 12 unites .to .the north.

the south aide 06 Lot 16 to get to Lot 15. Atso, a 20 boot easement on the
south aide o6 Lot 28 all the way around the dloimeacxoaa Lot 26. He said they
do have an existing .line to the house ovi Lot 13. 16 this line needs to be
moved, .it wilt be done at the developers expense.

8. Don Bunn (City Engineer): Divan Wimbeney said .they alheady have sewer .to
the north end o6 Lot 12 He said .they wooed build sewe . bon Phase 2 when .it

9. Bobbie Jones (Planning Admi.nisthaton): On Lot 15, change .the private drive to
25 beet. She said .the Planning Commission had approved Phase 1 with .the condition
that .there is .to be a .turn -around at .the end 06 Weo.twind Drive untie it is
extended bon 6utune phases. The covenants shooed ne6lect .that i.6 .the private
/toad is even connected to Sheryl, .the drive wile be constructed to city standards.

Envan Wimberly said .they do plan..on having street tights, but not sidewalks.
Bobbie Jones explained that .the setbacks within a Pldnned Unit Development

Neal Albright said .the street extension shown on .the south side o6 Lots 20 and 21
will be a pni.vate drive.
1. Bobbie Jones (Planning Adminiethatot): Note on .the plat .the pnopoaed.maximum
density. We wilt need a copy o6 .the protective covenants. This Witt nequir.e
a waive& 6wm .the Boaxd o6 Adjustment on the overall aeheage. The Undinance
nequihes 5 acres bon a Planned Unit Development and this development .is only
3.01 aches. Connect the legal on the east end to. include the private drive.
The private drive must be at least 20 beet wide and constructed to City
standanda. The Planning Commission will need to waive the scale.
2. Clayton Powell (Street Superintendent): Asked bon an 8 boot wide eonehete
swats at the east end between the City street and the private drive.
Bobbie Jones noted that the Planning Commission will need to waive the
satiety zone between driveways. She explained that with three o% mote
cans, they would not be a flowed to back into the stheet. Neal Albright
said he would change the driveways so there would be a turn-axound.

expense. I6 the existing services do not tine up with .the new lottines, they

7. Clyde Terry (warner Cable): Said they ane also £n the north/south easement
on Lot 4. IS this needs to be relocated, it wilt be done at the dev_etopen.'4

8. Dick Shaw (Southwe.tenn Bell): Said the telephone company would need a tette&
requesting them to vacate alt the old easements. He said they ane in the ease-
ment on Lot 4 and when they get approval to vacate the easement, they wilt move
their. tine. This wilt be done at the devetopen's expense.
9. James Cnownover (Ozarks Etectk.Lc): Said they have .Eines .in the enAements on
Lots 8 and 15. He asked bon a 15 Soot utility easement between Lots 8 and 9
and between Lots 16 and 17. He said thane will. be .three .Eines to move. There
is presently a tnansSoiunvt on .Lot 8 which they will use to serve Lot 9. There
.is also a 10 Soot easement across the west 150 Sea which needs to be shown on
the plat.

Road to City street standards This wilt need to be extended to this south

3. Don Bunn (City Eng.ineeh) : Sewer .is avaitnbte on the north side. Show the
