MINUTES OF A PLAT REVIEW COMMITTEE MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
December 8, 1977, in the Board of Directors Room, City Administration
Building, Fayetteville, Arkansas, at 9:00 A. M.
CITY REPRESENTATIVES PRESENT: Clayton Powell, Bill Boudrey, Don Bunn,
Bobbie Jones, Angie Medlock, Wally Brt.
UTILITY REPRESENTATIVES PRESENT: Dick Shaw, Clyde Terry, Kenneth Wagner.
DEVELOPERS and/or ENGINEERS PRESENT: Wade Bishop, Harold Wescott, Rick
Cowdrey.
The first item for discussion was the revised Final
Plat of Bishop Addition, Unit 2, a replat of Lots 9-
24, Block 5, located West of Appleby Road and North
of Bishop Drive, Wade Bishop, developer.
Wade Bishop and Harold Wescott were present to represent.

1. Clayton Powell (Street Superintendent): No problems. Noted that the plat indicates
the sidewalk only going ', the way around the cul-de-sac and unless the Planning
Commission waived that, it will need to go all the way around the cul-de-sac.
2. Bill Boudrey (Fire Department): No problems.
3. Don Bunn (City Engineer): No problems. Asked what they are proposing and Mr.
Bishop said it would be triplexes on the two north lots and duplexes on the two
south lots on both streets.
4. Kenneth Wagner (Arkansas Western Gas): At present, they have a double loop on
each of the existing lots for gas service. He said he didn't know how this would
affect the change in lot sizes. He said if they have to move the existing services,
it will be done at the expense of the developer.
5. Clyde Terry (Warner Cable): Said their pedestals are located on the previous lot
lines. If they have to move them, it will be at the developers expense.
6. Dick Shaw (Southwestern Bell Telephone Company): Said if they have to move
pedestals in the future, they will do so at the original developer's expense.
He said it will cost the telephone company several hundred dollars to go back
and change their records to correspond with the revision. He noted that they
will need all new street numbers and house numbers.
7. Wally Brt (Sanitation Superintendent): No problems.
8. Bobbie Jones (Planning Administrator): Asked that they change the signature block
to read "Replat of Lots 9-24, Block 5". Said they do need. to show the sidewalks
half way around the culs-de-sac. Also, designate the future street easement on
the -north side of the culs-de-sac as "Dedication for future street".
The legal description should read Lots 9-24 instead of Lots 9-21 as shown. On
the point of beginning, there is a difference in minutes. The dimension on the
north line should correspond with the legal description.. We will need a revision
by December 30 in order to go to the Planning Commission on January 9.

The second item for consideration was
the final plat o£ Fox Hunter Estates,
located on the south side of Fox Hunter
Road, south of Highway 45, Alfred Fuchs,
developer.
Rick Cowdrey, Taylor Engineering, was present to represent.
1. Clayton Powell (Street Superintendent): No comments. This is outside the
City. Noted that the street names are confusing, with Fox Hunter Drive
coming off Fox Hunter Road.

2. Wally Brt (Sanitation Superintendent): Said they will not serve outside the
City.
3. Don Bunn (City Engineer): No comments. The water line is in.
4. Bill Boudrey (Fire Department): Said he was concerned about the 2 inch
water line. Said if this is ever taken into the City they will not be
able to serve with fire protection on a 2 -inch line.
5. Kenneth Wagner (Arkansas Western Gas): The gas line is in. No problems.
6. Dick Shaw (Southwestern Bell Telephone Company): The easements are sufficient.
Asked that he designate as "utility easement" the easement on Lots 2 and 3
and also on Lots 10 and11. Also, asked that they designate the 25 ft. bldg. setback
on the south side of Fox Hunter Road as buildingsetback and utility easement.
The meeting was adjourned at 9:50 A. M.
