HomeMy WebLinkAbout1977-07-07 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Fayetteville Plat Review Committee was held at 9:00 A. M., Thursday, July 7, 1977, in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. CITY REPRESENTATIVES PRESENT: Bobbie Jones, Angie Medlock, Clayton Powell, Wally Brt. UTILITY REPRESENTATIVES PRESENT: John Kehn, Andy Calloway, Floyd Hornaday. DEVELOPERS and/or ENGINEERS PRESENT: Duane Nelson. The only item for discussion was the Large Scale Development plan of Danver's Restaurant, located on College Avenue, between Longview and Harold Streets. Duane Nelson was present to represent. DANVER'S RESTAURANT Large Scale Development 1. Bobbie Jones (Planning Administrator): Said she had talked with the construction superintendent Billy Bond, and he said they will not want TV Cable. He said they plan to have one office phone with one line and there may be a pay phone. He wasn't sure if they would want a burglar alarm system. He said they will be using about 600 amps of electrical service. The kitchen equipment will be all electric but the heating, air conditioning, and hot water heater will be gas. She said Mr. Bond had said that they will meet the Ordinance on the sign. Bobbie Jones said they do show adequate parking spaces but they should be 10 feet by 20 feet. The percentage of green area shown (20%) does meet the Ordinance. She noted that the sewer easement at the back is not indicated on the plat and it should be shown. 2. Clyde Randall (Water $ Sewer Department): Water is in the front of the building and sewer is in the back. No problems. 3. Clayton Powell (Street Superintendent): Said they already have 80 feet right-of-way on College Avenue. The driveway will be built as per local requirements. This is on a designated federal highway and the driveway and curb cut permits will have to be obtained from Calvin Peevy, District Engineer, Arkansas Highway Department, in Fort Smith. The driveways may be up to 40 feet wide and there must be a 25 foot separation between driveways. Local drainage requirements are that the drainage cannot be emptied onto the street surface. He said he doesn't see anything to pick up the drainage before it goes onto College Avenue. He noted that the North arrow on the vicinity map and drawing point to the bottom of the page which is reversed and the parking spaces should be 10 by 20 feet instead of 9 feet by 20 feet.as shown. 4. Wally Brt (Sanitation Superintendent): No problems. He said they may screen the trash container on three sides but leave the front open. He said they could make the pad 12 feet by 15 feet if they wish and the front opening should be 15 feet wide. 5. John Kehn (Arkansas Western Gas): The gas company has service available from the northeast corner and will come in from there. 6. Andy Calloway (Southwestern Bell Telephone Company): No problems. They will need an entrance into the building and if they do want a pay telephone, they should run conduit from the phone location to where they will come into the building. • • • Plat Review Committee Meeting July 7, 1977 -2- 7. Floyd Hornaday (SWEPCO): Electric service is at the northeast corner. If they request underground service they will need conduit into the building. Duane Nelson said he understands that they will want underground service. Floyd Hornaday said there should be no problems. 8. Clyde Terry (Warner. Cable): Not present. 9. Paul Logue (Fire Chief): Not present. No comments. 10. David McWethy (Administrative Assistant): Not present. 11. Perry Franklin (Traffic Superintendent): Not present. 12. Tom Halk (Community Appearance): Not present.
