MINUTES OF A PLAT REVIEW COMMITTEE MEETING
A meeting of the Fayetteville Plat Review Committee was held at 9;05 A. M.
Thursday, July 17, 1975, in the Directors Room? City Administration Building,
Fayetteville, Arkansas,
UTILITY REPRESENTATIVES PRESENT: Stewart Thomas, Clyde Terry,
CITY REPRESENTATIVES PRESENT: Paul Mattke, Clayton Powell,

The only item for discussion was the Large Scale
Development Plan for an addition to the Ridgeview Baptist
Church, Highway 16 East, to be used as an education
building.
No one was present to represent. Comments were as follows:
1. Paul Mattke (City Engineer): Water and sewer service is available from Highway 16.
I don't see any problems.
2. Frank O'Donnell (Arkansas Western Gas): Service is available from the existing
sanctuary. Several members of the congregation are also members of our company so.I
don't anticipate any problems.
3. Stewart Thomas (Ozarks Electric): I believe the existing 400 amp is adequate to
carry this additional building with no problems.
4. Clyde Terry (Warner Cable): No problems with television cable.
5. Clayton Powell (Street Superintendent): Right-of-way should be
on Happy Hollow Road, Highway 16, and Ray Street to meet the Master
requirements. On-site drainage should be controlled and not dumped
entrance onto the street. No further comments.

6. Bobbie Jones (Planning Administrator): Bus parking should be 5 feet from
property line and screened with 5-8 foot view obscuring fence or hedge or 20 foot
from property line.
40 foot setback of proposed building from West property line should be: (1) 50 feet
if fully air-conditioned. However; the Planning Commission may vary this setback on
review of a Large Scale Development.
Provide proof properties have not been split or divided'since 6-29-70.
Original plan included some off-site parking approved by the Planning Commission.
Since that time the church has acquired enough additional property to furnish adequate
parking. Parking must be paved.
The church did dedicate 5 feet of right-of-way on Ray Avenue before. Plat Book
shows a need for 5 feet additional right-of-way along Highway 16. Happy Hollow Road
is a major arterial on the Master Street Plan and requires 40 feet of right-of-way
from the centerline or an additional 20 feet of right-of-way.
Necessary right-of-way dedication must be made before the Board of Directors will
approve a Large Scale Development. This is also a conditional use in the R-1 Zone.
7. Wably Brt (Sanitation Superintendent): Not present at meeting but telephoned
the following comments: No problems as. far as I am concerned. Put the cans out where
we can take care of them. .If .they are interested in a container they can contact me..
They have plenty of room,
8. Larry Wood (Planning Consultant) Not present at meeting but telephoned the following
comments: No comments, but someone should check the Master Street Plan requirements.
