A meeting of the Fayetteville Plat Review Committee was held Thursday, May 8, 1975,
at 9:07 A. M. in the Board of Directors Room, City Administration Building, Fayetteville,
Arkansas.
UTILITY REPRESENTATIVES PRESENT: Clyde Terry.
CITY REPRESENTATIVES PRESENT: Clayton Powell, Wally Brt, Bobbie Jones, Janet Bowen.
UPCHURCH ELECTRICAL SUPPLY
The only item to be discussed by the Plat Review Committee Gregg Avenue
was the Large Scale Development Plan of Upchurch Electrical Large Scale Development Plan
Supply to build a proposed 40' by 170' shed -type structure, open on one side at
their property on Gregg Avenue.
There was no one present to represent Upchurch Electrical Supply. Comments were as
follows:
1. Clayton Powell (Street Superintendent): In view of the proposed improvements
for Gregg Avenue (80 feet of right-of-way on the East side of the railroad tracks),
I would prefer that Gregg Avenue on the West -side of the tracks be abandoned and
reverted to the property owners as a private driveway. Otherwise the public would
have to maintain this. In answer to a question asked by Planning Administrator
Bobbie Jones, Mr. Powell said if this could not be reverted back to the property
owners that the requirement would befor '.50'feet.of right-of-way (25..feet from the
existing centerline). Note: Plat Book shows existing 30 feet. Mr. Powell recommended
that with the existing right-of-way on the East side of the railroad tracks to make
Gregg Avenue an arterial street that Gregg Avenue on the West side of the railroad
tracks become a private driveway since the only traffic that would be utilizing
this would be to the businesses there on'that side of Gregg Avenue.
Bobbie Jones. The Zoning Ordinance requires property to have frontage on and access
to an open, public street. Clayton Powell:felt this might comply since only the
railroad tracks would be between the properties and the public street.
2. Wally Brt (Sanitation Superintendent): They are presently being picked up
by cans and I see no reason that this shed should make that much difference. If
they do want a container, they can request one. They have plenty of room to locate
a concrete pad for a container there without having parked vehicles around it. As
far as I am concerned they can continue to use a can.
3. Clyde Terry (Warner Cable): There is no request for T. V. Cable service.
No comments.
4. Bobbie Jones (Planning Administrator): They are going to the Board of Adjustment
for variances on side setbacks. (They are requesting 15 foot side setback from the
North property line and 10 feet from the South property line. A side setback of
25 feet is required from both sides.) They are requesting these variances on the
basis that the property to the West is not really usable because of a drainage
problem. They have a letter from Judge Lester, Service Supply Company, and one
from McClelland (adjoining property owners) saying they have no objections to the
variance requests. They do seem to have adequate parking.
5. Randy Schneider (SWEPCO): Not present at meeting but telephoned following comment:
No problems.
6. Charles McWhorter (Fire Chief): No comments.

7. Roy Hawkins (Southwestern Bell Telephone):
the following comment: No problems whatsoever.
8. Frank O'Donnell (Arkansas Western Gas): Not
he had no comments.
9. Paul Mattke (City Engineer): As long as they don't need
sewer service there are no problems.
10. Larry Wood (Planning Consultant): No comments.
