UTILITY REPRESENTATIVES PRESENT: Roy Hawkins, Clyde Terry. CITY REPRESENTATIVES PRESENT: Bobbie Jones, Paul Mattke, Pat McGetrick, Janet Bowen. OTHERS PRESENT: Engineer Ervan Wimberly. was held Thursday, March 6, 1975, Room, City. Administration Building, CLOVER CREEK II Final Plat The only item to be discussed by the Plat Review Committee of U was the final plat of the replat of Clover Creek II. A Replat Ervan Wimberly was present to represent. Comments were as follows: i •u CI 1. Ervan Wimberly (McClelland Engineers): There have been a couple of minor changes made . Between Lots 60 and 61 the lot lines have been shifted 3 feet South, and the easement reduced to 15 feet but it still lines up. (These developers have purchased property across the creek to the West.) 2. Roy Hawkins (Southwestern Bell Telephone): The easement between Lots 60 and 61 needs to be staked clear so when the cable is put in we won't get out of it. Mr. Hawkins asked how many units were planned for across the creek. He said if they go ahead with this he would advise figuring out a way to get to Cato Springs Road with a utility easement. 3. Pat McGetrick (Street Department) representing Clayton Powell, Street Superintendent who could not attend. Need 20 foot drainage and utility easement down the common lot line between Lots 39 and 67 shown. That is all I have. Mr. Powell might have some more comments. 4. Paul Mattke (City Engineer): You may want to keep an easement where this one comes through because you may want to still loop with whatever is planned for Lot 50 to provide fire protection. The pipe for the old water arrangement is already in. Rather than showing 90 degree angles I am suggesting having two 45 degree angles and we will need an easement for that. Mr. Mattke said he would not be sympathetic after these lots were sold if they failed to provide the easement now. We can provide fire protection to Lot 50 with the 15 foot easement. We will figure out sewer standards when they know what they have planned for this area. If they go with a Planned Unit Development I would like to see them go with master meters. Ervan Wimberly said water and sewer taps already in could be used --- they will have some wasted (unused) and will have to tunnel under the street for two or so. 5. Clyde Terry (Warner Cable): No problems. 6. Bobbie Jones (Planning Administrator): The 50 foot strip between Lots 57 and 58 shown as a utility and access easement is not wide enough to be a lot. (It was shown as a street on the preliminary plat.) Ervan Wimberly felt it would be better to show it as a street. Bobbie Jones told him that if they showed it as a street when this other part was developed they would Plat Review -2- March 6, 1975. have to construct this stub to street standards. Past this point they would not, but they should put up a sign saying "public maintenance ends" at the end of the street right-of-way. 7. Frank O'Donnell (Arkansas Western Gas): No problem (even on shifting lot line between Lots 60 and 61. 8. Randy Schneider (SWEPCO): No problems.
