A meeting of the Fayetteville Plat Review Committee was held.. at 9:15 A.M.
Thursday,January 9, 1975 in the Board of Directors Room, City
Administration Building, Fayetteville, Arkansas.
UTILITIES PRESENT: Randy Schneider, Clyde Terry, Roy Hawkins, Kenneth Wagner.
CITY REPRESENTATIVES PRESENT: Paul Mattke, Bobbie Jones, Janet Bowen
ENGINEERS and/or DEVELOPERS PRESENT: Keith Cearley.
BONANZA SIRLOIN PIT
The only item for discussion was the proposed addition 2356 N. College
to Bonanza Sirloin Pit located at 2356 N. College Avenue, to be used for
a dining area. Comments were as follows:
1. Kenneth Wagner (Arkansas Western Gas)• This gas line where the meter
sets runs 21 feet along the East end of the existing building;the line goes
out about 8 feet and then tapers out to the road. Our line is about 12 feet
from the Northwest corner of the building at this point. You cannot build over
this since it is more than 30 pounds of pressure. You can do one of two things:
a. You may want to consider letting us kill this line and re -setting the meter
at the front of the building. This would be the cheapest to set the meter out
in front and come up on the inside and overhead with the gas line. b. You
might want to have a plumber come in and re-route this line clear of the addition
and come out 25 or 30 feet and let the plumber pipe from the meter and we
would tie it in. We will work with you if and when you want to do this.
When you start construction on this we would like to have a couple of days
notice.
2. Paul Mattke (City Engineer): Mr. Cearley told Mr. Mattke that there
would not be any additional water lines or sewer lines needed and that there
were no serious problems with their grease traps since the contents were
removed each month. Mr. Mattke said there were no problems but cautioned
thein to use an air conditioner that did not need water. He said that from
Township to the former Ford Dealers location was off a 2 -inch main and that
with increased water consumption on it the service might deteriorate and
there was not anything that could be done about it since the main is presently
under the street right-of-way and cannot be dug up.
3. Clyde Terry (Warner Cable): I think we have T. V. Cable from the
Southwest corner of the building. If and when service needs to be moved
you can contact us. There is really no problem.
4. Roy Hawkins (Southwestern Bell Telephone): We will serve you from the
front. Our buried service may come under your foundation, but I cannot tell
for sure at this time. When you do start the actual work, if you will call
Mr. Rex McCloud at 442-9894 he will locate and move this service for you
if necessary. Other than that I have no comments.
5. Randy Schneider (SWEPCO): Mr. Cearley said they would have small
lighting and a small air conditioner. Randy Schneider. Our line is located
on the North property line and it is quite a distance from where you

are building so I don't think there will be any problems.
6. Bobbie Jones'(Planning Administrator): There are no apparent zoning
problems. Mr. Lieberenz (Inspection Supt.) and I discussed this and we feel
that this will not have to go to the Planning Commission since this falls
under the recent amendment which says if it doesn't exceed 10,000 square
feet or 25% of the square footage of the existing structures or require more
than 25 additional parking spaces, we feel that we can handle•it, at this
point without taking it on to the Planning Commission.
There was no more discussion.
The meeting was adjourned at 9:22 A. M.
