HomeMy WebLinkAbout1974-02-07 MinutesPLAT REVIEW COMMITTEE MEETING A meeting of the Plat Review Committee was held Thursday, February 7, 1974 at 9 A.M. in the Directors, Room, City Administration Building, Fayetteville, Arkansas. Utility Representatives: Kenneth Wagner, Clyde Terry. Developers and/or Engineers: Gordon Wilkins, Leo Thomas. Others Present: Clayton Powell, Paul Mattke, Bobbie Jones, David The first item for discussion was a large scale deveopment plan in which Gordon Wilkins proposes to build a residence on Ridgely Drive. Mr. Wilkins was present. Comments were as follows: McWethy, Iris Dees. GORDON WILKINS Ridgely Drive L.S.D. Plan 1. Kenneth Wagner: The Arkansas Western Gas Representative said he saw no objection whatsoever. He said they have a high pressure 8 -inch gas line at Crossover Road and will go to the property line provided they don't have to cross any other property. There would have to be an easement if they did. He asked Mr. Wilkins if that was all his property some 400 feet east of him and Mr. Wilkins said that Bob:Burban has it. Mr. Wagner said they would go about 475 feet east and they would set a meter on Crossover Road where they have an easement for a high pressure line. 2. Clyde Terry: How many outlets will you have? Gordon Wilkins said he would have three. Mr. Terry said there would be no problem. 3. David McWethy: He asked if on the 50 ft. wide stip on the west Mr. Wilkins was going to build a street. Mr. Wilkins said that land is deep and his deed says that 50 feet will be dedicated to a street in 10 years or returned to him. He would really have 350 feet if this street reverts back to him. Mr. McWethy had no further questions. 4. Paul Mattke: We do have a small water line down on Ridgley Drive and it stops about 100 feet from this connecting road to the south. We will need access to that. Mr. Wilkins said there is water about 75 feet west of where he plans to build. 5. Clayton Powell: He asked Mr. Wilkins to explain the deed covenants on the street North off of Ridgley Drive. Mr. Wilkins said his surrounding property owners thought they should have a street to the back side of their property. They -retained 50 feet off these two lots and in 10 years this will either be made a street or return to the property owner. Mr. Powell stated that the City has no jurisdiction over deed covenants. Mr. Powell said they have adequate right-of-way on Ridgley Drive and the street does have borrow ditches. He requested that Mr. Wilkins put his utility service lines a minimum of two feet under or below the existing floor of the drainage ditch. He said he would have to check and see if a drain tile is needed on the driveway. Bobbie Jones said Mr. Wilkins will have to get a driveway permit from t he City Manager's Office for his driveway even though it is on a gravel street. 6. Randy Schnieder: (SWEPCO Rep. - Telephoned) We have service on both the south and west sides. I see no problem. 7. Roy Hawkins: (S.W. Bell Tel. Rep. - Telephoned) Noc,problem. The last item for discussion was a large scale development plan LEO THOMAS submitted by Leo Thomas for property on Highway 16 West, 4 mile Hwy. 71 Bypass west of the Highway 71 Bypass. Mr. Thomas wants to put in a modular L.S.D. Plan home and remove a trailer in an R-2 area for his granddaughter who is taking care of his wife who is a heartpatient. He lives in the house on the west side and rents the other house. Mr.1 Thomas was present. Comments were as follows: 1. Paul Mattke: We have water along Wedington Drive. Sewer in there will not be finished for another 18 to 21 months. We will contact you later for a sewer line easement. Mr. Thomas said he did not plan to build anything else there in that area. Clayton Powell: We do have adequate right-of-way for Wedington Drive and Highway 16. We do need 25 feet of right-of-way on each side of the centerline on Giles Road and also Dorothy Jean`ne Streetltto.(he'north.
