The Plat Review Committee held a meeting on December 12, 1973 at 1:30 P.M. in the
Director's Room, City Administration Building, Fayetteville, Arkansas.
Utility Representatives: Tommy Finches, Clyde Terry
Developers: Joe Sargent
Others Present: Col. R.L. Utley, Bobbie Jones, Iris Dees, Clayton Powell, Paul Mattke.
The only matter for discussion was the Truck Center, Inc.,
Highway 112, a large scale development plan. Joe Sargent
and Col. R.L. Utley were present to represent this.
Comments were as follows:

1. Charles McWhorter: (Telephoned) No problems.
2. Jack Whitting: (Telephoned) No problems.
3. David McWethy: No comments.
4. Wally Brt: (Telephoned) He said they are not providing sanitation service at this time.
If the Truck Center wants sanitation service have them contact me.
5. Clyde Terry: He said a TV cable was not requested.
6. Tommy Fincher: He said as far as he was concerned all he needed to do was talk to the
Business Office about rearrangements of the inside of the Truck Center. Everything else
is fine.
7. Paul Mattke: He said sewer service is not available, nor is it programmed on our
intermediate range program. Water is not available at this time. We have a project to
run water out Highway 112 near the edge of the City limits along Highway 71. I don't
foresee construction till this summer at the earliest. Provided he can get permits for
it from the County Sanitarian, a septic tank should be all right.
8. Clayton Powell: Our Master Street Plan that's adopted shows an expressway east of
your location on Highway 112;112 requires an 80 foot right -of --way. We would request
that you consider dedicating needed right-of-way of 40 feet from centerline of existing
right-of-way. We shouldn't have any problems with the expressway because it looks far
enough east from you.
9. Larry Wood: (Telephoned) Said he was trying to reach the Highway Department and his
recommendation is the same as Mr. Powell's. Hold for minor arterial with 80 foot ROW.
10. Bobbie Jones: She said this. would be an addition to an existing building. A parking
space for each 600 feet of floor area is needed. That would mean eight parking spaces.
Mr. Sargent said all the front area was parking spaces.and both driveways are existing.
She said the 150 feet is measured from the right-of-way to the wall of the existing
building._ It requires a minimum setback of 50 feet plus 40 feet from the centerline
of the highway to allow for the Major Street Plan.
11 Joe Sargent: Said he couldn't dedicate right-of-way until he talked to his partner
because of a "Lien",.... . They requested a building permit be issued without
waiting to go through the Planning Commission and Board of Directors.
Bobbie Jones said she would check on that possibility.
The meeting was adjourned at 3:00 P.M.
