MINUTES OF A PLAT REVIEW COMMITTEE MEETING
The Fayetteville Plat Review Committee met at 3:30 P.M., Wednesday,
April 4, 1973, in the Directors Room, City Administration Building,
Fayetteville, Arkansas.
Present: Paul Mattke, Bobbie Jones.

Utility Representatives Present: Jack Whitting, Clyde Terry Frank O'Donnell.
Developer: Mrs. B. H. Unger (arriving late).
The proposal for today, submitted by B. H. Unger, was to construct a second
single family dwelling behind an existing single family dwelling at 2431
Mt. Comfort Road. The property in question is 110 ft. wide and 660 ft. deep. B. H. UNGER
Comments were as follows: 2431 Mt. Comfort

1. Paul Mattke: Water is available in this area. Sewer service is not
available, but will be within a year to 18 months, hopefully Mr. Mattke
asked that if they could, they delay their construction so that they will
be able to connect directly to public sewer rather than putting in a
private system. If they do not wish to do this and elect to go ahead,
they must have an approved septic tank system before they can connect
to public water. They will need a pressure regulator on the water.
2. Frank O'Donnell: We will provide gas service'_J Mt. Comfort Road.
3. Jack Whitting: We have power in the area but need to know what their
needs will be. We need to work out necessary right-of-way if they require
more power than what we now have.
4. Clyde Terry: TV cable will be available.
5. Bobbie Jones: If this is approved and a permit can be issued, the
property is notAO be divided in the future without processing back
through the Planning Office. Setbacks and land area are_adequate for
two separate dwellings, but street frontage is not adequate and the
proposed dwelling could not be sold separate without a public street
being put through to serve it. Mt. Comfort Road has adequate ROW to
meet the Major Street Plan.
Mrs. Unger arrived late and discussed the above comments with all except Paul
Mattke who had already left. She said they have had a trailer setting there,
but have moved it. The place for the gas meter is still there. Mr. O'Donnell
said if they have to run a new gas line (yard line) it must be wrapped.
Mrs. Unger said they propose to build a 3 -bedroom house for their daughter.
Mr. Whitting advised Mrs. Unger he would contact Mr. Unger at a time when he
would be home.
Street Superintendent Clayton Powell had previously advised that his only comments
were that if the driveway off Mt. Comfort Road has any changes made in it, that
the property owner must contact the Street Department to check on the size of
tile needed.
The meeting was adjourned at 4:00 P.M.
