The Fayetteville Plat Review Committee met at 3:30 P.M., Wednesday, September 6.
1972, in the Directors Room, City Administration Buildingp Fayetteville, Arkansas.
Present: Paul Mattke, Charles McWhorter, Wallace Brt, David McWethy, Bobbie Jones,
Utility Representatives Present: Stewart Thomas, Jim Miller, Clyde Terry.
Developers and/or Engineers: Ron Sherwood,
The only matter for discussion at this meeting was a proposed subdivision
outside the City. The Preliminary Plat of Sherwood Acres was reviewed; SHERWOOD ACRES
comments were as follows: Preliminary Plat
1. Charles McWhorter: Since this is outside the City, we will answer
calls for fire department seriice, but there will be a charge to the
property owners. No water or any -thing to work with however. We
will bring what we can carry and hope to find a pond or something.
Other than that, no problems,
2. Wallace Brt; This is outside the City. Mr. Brt talked to the County
Judge. They require 60 ft* of ROW instead of 50 ft. For drainage,
suggested providing outlets for water every 300 ft. with catch basins,
etc. along the street. At the end of the cul de cac he will need to
provide a curb. Suggested building this to minimun street specifications
to be on safe side all the way around� The cul de sac must�.have_a
�35 ft. driving radius. The County Judge talked as if he might be
Ilexible on the width of the street if Mr. Sherwood plans to curb and
gutter it, He might accept a 50 ft. ROW then. If they don't plan
to curb and gutter Robin Lane, they will need to dedicate 60 ft. ROW.
Consult with Leon Steele with the County on whether or not they require
paving, etc. Itson and Oakland should have additional ROW to meet
minimum requirements. Oakland is a.collector street on the Major
Street Plan,
3. Paul Mattke: Dedicate ROW to bring Itson and Oakland Zion Road up
to standard width. Oakland is a collector on Major Street Plan and
needs 80 ft. of ROW. Dedicate one—half of the additional ROW required
for both streets,
What will you do for water? Mr. Sherwood said they plan wells initially;
there is a good stream there. They hope to eventually get rural water.
Initially plans to build his own house and one or two others, After
that is the water is not available he may be forced to stop building
until they get water out there.
4. Stewart Thomas: Ozarks Electric would need additional utility easements;
in Block 1 along the South line of Lots 1 and 2 need 20 ft. utility
easement. Along the West side where 10 ft. easement is shown, to accomodate
all utilities increase to 20 ft, easement. Between Lots 5 and 6, Block 2
and between Lots 1 and 2, Block 3, 20 ft. utility easements requested.
If you dedicate an additional 10 ft. easement for street on Itson, they
will still need 15 or 20 ft, easement along it. These requests are based

on underground development and would nA work if service is overhead.

5. Jim Miller: A15o requested easement along West side be increased to
20 ft., and requested that a 20 ft. easement be provided along the
North side of Itson.
6. Clyde Terry: Requested same easements as telephone and electric company.
7. Bobbie Jones: The large lot should also be numbered --- suggest Lot 3,
Block 1. The ROW for Robin Lane should extend all the way to the
North property line with a full ROW width. Put a reversionary statement
on the cul de sac so that part of it can�revert back to the adjacent
lots if the street is ever extended. Will need results of perc tests
and also covenants on setback s before taking to the Planning Commission,
