The Fayetteville Plat Review Committee met at 3:30 P.M., Friday, July 7,
1972, in the Directors Room, City Administration Building, Fayetteville,
Arkansas.
Present: Don Bunn, Clayton Powell, Donald Grimes, David McWethy, Larry Wood.
Utility Representatives: Herbert Holcomb, David Tucker,
Developers and/or Engineers: Jerry Sondereggar
The only matter for review at this meeting was a proposed prelim=ary
plat to replat a portion of Meadowlark Addition. Jerry Sondereggar was
present to represent the proposed plat. Price and Michael Avenues and PRELIMINARY PLAT
Lorena Lane are not improved yet; nor 'are the water and sewer lines in. TO REPLAT PART
Comments and requirements were as follows: OF MEADOWLARK ADD,
1. Clyde Terry: (Not present, but submitted request earlier
to the Planning Office). Requested 10 ft. easement between
Lots 2 and 3. Block 1; 10 ft. easement centered down rear
of lots in Block 2; 10 ft. easement down the West side (rear)
of Lots 1 thru 8. Block 3; and 10 ft. easement on the North
side of Lots 2 and 17, Block 2 and Lot 1, Block 3.
2. David Tucker: Requested all the easements requested by
Mr. Terry except requested they be increased to 15 ft, wide.
In addition, a 15 £t, easement was requested along the South
side of Block 1 and between Lots 19 and 20 in Block 4.
Mr. Tucker requested that the existing 10 ft. easement down
the center of Block 4 be increased to a 15 ft. easement,
3. Herbert Holcomb: Requested easements be furnished along.the
rear of all lots. Need easement between Lots 2 and 3, Block 1.
There will be additional cross easements that Mr. Holcomb
did not have with him which would be needed to provide under-
ground service. He will work with the developer on these.
4• Don Bunn: Prefer water and sewer lines to be on opposite
sides of the street., Paul Mattke may have additional comments
later.
5. Larry blood: Recommended they either delete Lot 1, Block 2 from
the plat or acquire some additional property to the West to
put with Lot 1, Discussed some possible redesign with Jerry
Sondereggar to work around the problem of the creek on the West,
6. Clayton Powell: No street plan and profile presented. Construction
must meet City standards. Any terminal streets must carry paving
to the end of the lot and either barricade or build a cul-de-sac.
There is a terrible drainage problem down there.which we must
f„ start correcting. Must have positive grade of 11 to facilitate
. drainage. Developer must have permit from State to interchange
with Cato Springs Road. Propose cul-de-sac at North end of
Price Avenue if it does not intersect with Cato Springs Road,
Mr, Sondereggar said there are some revisions he must make before taking the
plat to the Planning Commission.

Bobbie Jones: Several places where the legal description
does not conform to the plat, including 23 ft. of Lot 1,
Block 1 not included in thelegaldescription. Cul-de-sac
needed at the end of Lorena Lane with reversionary statement.
Petition to close "Town Street!' -on original plat -not submitted
yet.
The meeting was adjourned at 4:15 P.M.
