HomeMy WebLinkAbout1972-04-12 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING 10 The Plat Review Committee of the City of Fayetteville met at 3:30 P.M., Wednesday, April 12, 1972, in the Directors Room, City Administration Building, Fayetteville, Arkansas, Present: Paul Mattke, Charlie McWhorter, Clayton Powell. Utility Representatives Present: Jack Whitting, Clyde Terry, David Tucker. Developers & Engineers Present: Byron Boyd. The matter for discussion today was a revision to the residential portion of the large scale development plan submitted by Byron Boyd, Agent for Mayflower Investment Company. Mr. Boyd i►as present. Comments were as follows: 1. Charlie McWhorter: Requested one fire hydrant at each end of complex centered and one in the center on the K -mart side with gates to open to the residential side. 2. Jack Whitting: All service on back to be overhead; if can go overhead, guy wires can be taken down. Marked plan where Osaiks Electric proposes to run underground. 3. Paul Mattke: Previous comments still apply. If they plan • to file easements by plat, furnish Mr. Mattke all the utility easements the different utility companies are requesting, so he can check the plat. Mr. Mattke said that if they had a fence between the fire hydrant and Mr. Boyd's property they would not get credit for the fire hydrant on their fire insurance rates. Mr. Boyd had said the fire hydrants would be between the curb and gutter and the fence erected between the residential units and K -Mart. There would be gates and walk throughs, but no drive throughs. 4. Clyde Terry: No problem, still have same type easement as on the previous drawing. 5. David Tucker: Going to have easement between houses. Above ground closure (one to every two buildings) required to be 12 ft. beyond electrical transformer location. Have existing facilities on the East side. Probably will not require easement on the East side. Requested easement full length of West side 20 ft. wide, 15 ft. on one side of fence and 5 ft, on the other side of the fence. b. Clayton Powell: Revised plot would .have no bearing on previous drainage structuring. Wanted to clarify agreement to construct 15 ft. of Harold Street from College Avenue to the East line of this development. Understand Byron Boyd did not get the contract on the Pancake House. Any commitment^,to construct street? 40 4-12-72 -2- tog Recommended Harold E. Lieberena delay issuance of International House of Pancakes Building Permit until someone agrees to con- struct street along that property or until it is confirmed as to what they will do on the street. Byron Boyd, Coogan and Walters promised a definite answer by next Wednesday. Think they own property International House of Pancakes is going on. Didn't know whether they plan to construct street along International House of Pancakes location though. 7. Luther Tharp (not present) But said if they want individual service to each dwelling, a turn -around must be provided at the end of each drive. Byron Boyd going to have to let him come in and pick up off one street. He will have yardman pick up cans and take to Central pick-up point. 8. Byron Boyd No problem on 10 ft. easement on back of Lot. 4. Meeting Adjourned at 4:20 P.M.
