HomeMy WebLinkAbout1972-01-05 MinutesJs MINUTES OF A PLAT REVIEW COMMITTEE MEETING The Plat Review Committee of the City of Fayetteville, Arkansas, met at 3:30 P.M., Wednesday, January 5, 1972, in the Office of City Planning, City Administration Building, Fayetteville, Arkansas. Present: Paul Mattke, Clayton Powell, Larry Wood, Bobbie Jones. Utility Representatives Present: David Tucker, Clyde Terry, Herbert Holcomb. Developers & Engineers: Jerry Sweetser, Denny Greeson, Dick Dillon, 92 The first matter discussed was the proposed large scale development plan submitted by Jerry Sweetser for property on the northwest corner JERRY SWEETSER of North Street and Gregg Avenue, Mr. Sweetser was present. Comments North & Gregg and requirements were as follows: L.S.Development 1. Larry Wood: 3 drive outlets shown onto North Street; recommended closing one of them. . Need 40 ft. ROW from centerline on North Street and 25 ft. ROW from centerline on Gregg Avenue, Mr. Sweetser presented a revised plan which showed only 2 drive outlets on North Street and agreed to furnish any additional ROW needed. 2. Herbert Holcomb, David Tucker, & Clyde Terry: Have discussed plans with Mr. Sweetser; everything in order. 3. Clayton Powell: Revised plan carries suggestions made in previous meeting. Very pleased with this plan. 4. Paul Mattke: Discussed with Mr. Sweetser. Problem with sewer line will be corrected. Roof overhangs 10 ft, south of sewer line on one side and over 40 ft. from it on the north side ---this is satisfactory. Mr. Sweetser promised a 25 ft. drainage easement across the north side of the property. This can be shown on same document as ROW. 5. Bobbie Jones: Need 16 ft. between buildings in Phase 2. Mr. Sweetser was told this would be placed on the Planning Commission agenda for January 18. The next matter discussed was a proposed large scale development plan submitted for Dillon's to expand their facility on Highway 45 East. It was noted that a petition for rezoning has been filed and will be considered by the Planning Commission February 1. This plan is being processed to determine whether there might be other problems involved. Denny Greeson and Dick Dillon were present on behalf of Dillon's. Comments and requirements were as follows: 1. Clayton Powell: Satisfactory ---no changes in driveways or . drainage or anything that concerns the Street Department. Mr. Dillon said they did not expect any; they hoped to go to the northwest with a sewer line and eliminate the sewer lift station in the present store. Mr. Mattke thought this would be very expensive because of a shallow rock outcropping on the north side of Highway 45. He suggested instead they consider paralleling Highway 45 back to the West to the other end of Viewpoint. He did not know.if this would be feasible, because he did not know whether there was more shallow rock there. 3. Herbert Holcomb, David Tucker, Clyde Terry: Everything okay. 4. Larry Wood: Need five ft. additional R0.•J on Viewpoint. 5. Bobbie Jones: Parking area on south side of building should be screened. The meeting was adjourned at 4:30 P.M.
