HomeMy WebLinkAbout1971-10-20 MinutesPLAT REVIEW COMMITTEE ;;The Plat Review Committee did not meet, but was polled individually • by telephone on Wednesday, October 20, 1971. The only matter for review was a proposed replat of Lots 4 and 3, Block 2, Leflarts Addition undertaken because the zoning ordinance would not permit issuance of building permits on each lot if one was sold and because the zoning ordinance restricts the sale of one of the lots by itself. Lot 3 is a full 150 ft. by 145 ft. but has only 50 feet frontage on a public street. The zoning ordinance states that 80% of the required lot width (70 ft. in the R-1) has to be in frontage on a public street, or a minimum 56 ft. required in the R-1. The subdivider proposes to relocate the property line between Lots 3 and 4 to give 56 ft, frontage to Lot 3. Lot 4 will still have adequate width, frontage, and area. 1. Tucker, Terry, and Holcomb: No comments. 2. Clayton Powell: no comments. 3. Larry Wood: error in vicinity map. 4. Paul Mattke: (1) Need to extend water line from SW corner of Lot 1, Block 3, approximately 100 ft. to the East. (2) Need easement between Lots 4 and 3 widened to minimum of 7j feet either side of sewer line. 76 LEFLARIS ADDITION I Replat of Lots 3 & 4.
