HomeMy WebLinkAbout1971-05-26 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING • The Fayetteville Plat Review Committee Meeting met at 3:30 P.M., Wednesday, May 26, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Present: Harold E. Lieberenz, Paul Mattke, Larry Wood Utility Represent, Present: Albert Bivens (Ozark Electric), Herbert Holcomb, Clyde Terry Developers and Engineers: Mr. Wimberley, Walter Niblock, Pat Demaree Ll 0 53 The first matter reviewed was the A. W. Realty Co. Preliminary Plat A. W. Realty Co. presented by Mr. Wimberley of McClelland Associates. Mr. Wimberley Preliminary Plat pointed out that the dimension lines on the boundaries of the blocks were setback lines rather than easement lines. Comments on the project were as follows: 1. Paul Mattke: Need a 251 drainage easement running east along Mud Creek. For present development, he said they would connect a new water line to the main on the east sides of Highway 71 North and bring a water line of proper size in front of Block 1 & 2. For future development, they will run a loop north and south through the project and run a dead end water line up to Joyce Street which can be extended east in the future. He brought up the fact that a portion of this project falls in the flood plain area. Must give consideration to design of road- way, utility services, elevation of all floors in buildings and parking, make sure manholes are above the flood level. He suggested they plan that Stern Street be extended eastward so that 1t can cross Mr. Rumseyts property and across Block 5 with a 501 ROW. Also, he suggested that the street fronting on Blocks 1 & 2 have allowance for 601 ROW instead of 501 ROW because of future anticipated heavy commercial traffic to be on this street. 2. Harold Lieberenz: There should be provided an additional ROW so as to extend Joyce Street on the south part of Block 5 in such a manner to insure that it will have a 801 ROW all the way to the southeast corner of Block 5. He said Stern Street should also be widened to 80t ROW from Block 7 to Highway 71 and 501 ROW along the north boundary of Block 7 because of requirements of Major Street Plan. This should be considered in future planning. 3. Larry Wood: He said they should show the building setbacks in the NW corner of the project which is just south of Stern Street because it is so small a tract of land that not many things could be built there. Mr. Wood also suggested that street fronting Blocks 1 & 2 be widened to 601 ROW. �-s1-71 5-26m71 -2- 4. Mr. Clyde Terry: Said he could see no problems. 5. Albert Bivens (Ozark Electric): No problems. 6. Herbert Holcomb: All problems have been worked out with McClelland Engineers. 7. Jr. Parker did not attend, but said there were no problems. Mr. Wimberley said that the service road will extend south to Millsap Road in the future. He said he will dedicate this service road. 54 DevelopmentThe next matter discussed was a Large Scale the radio station north of Holly and west of Lewis Avenue. Comments were Development as follows* 8 Radio .m 1. Herbert Holcomb: Will run underground lines. No problems. 2. Harold E. Lieberenz: For future planning, they should consider the wideniing,of Holly Street from 401 to 50► because of Major Street Plan requirements. The meeting was adjourned at 4:30 P.M. U
