HomeMy WebLinkAbout1971-05-06 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING 49 The Fayetteville Plat Review Committee met at 4:00 P.M., Thursday, May 61 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas, Present: Harold Lieberenz, Paul Mattke, Utility Representatives Present: Herbert Holcomb, David Tucker, Clyde Terry. Developers & Engineers Present: None. The first matter reviewed was a Large Scale Development Plat submitted HOYET GREENWOOD by Hoyet Greenwood for property on the West side of North College between L.S.Development the Chevrolet used car lot and the Sight and Sound and So -Lo Shoe Building. Comments were as follows: 1. Herbert Holcomb: An easement should be pinned down on the West side of the property. The power company would like to record it themselves, but requests approval of a building permit be held up until this is done. Mr. Tucker and Mr. Terry said their companies also needed to go into that easement. It was decided a 25 ft. easement would be needed. Mr. Holcomb said he would probably have overhead lines. Mr. Tucker and Mr. Terry said they would go underground. 2. Paul Mattke: Mr. Mattke pointed out that the written legal description does not agree with the drawing. More property is shown on the drawing. He said he was not sure he could get into the sewer service, and would need the correct legal description to tell where water and sewer service are. 3. Larry Wood was not present but had called in comments. He recommended keeping the access opening.Jon the North and the second from the South, but closing the other two. The Highway Department should be requested to approve the access points. Some setbacks would need to be varied. 4. Harold Lieberenz: The only other question bothering him was whether this was all of the property left in this parcel or is this parceled off other property. The utility companies saw no need to bring this back to Plat Review so long as their request for an easement is met, if the other things can be worked out outside the Committee. The next matter to be reviewed was a Large Scale Development Plan FALLINGWALL, INC. known as Fallingwall, Inc, submitted by Joe Fred Starr. Comments were L.S. Development as follows: 1. Clyde Terry: No; problem. 5-6-71 -2- 50 2. Herbert Holcomb: Must serve North building from Lafayette Street. SWEPCO usually goes overhead with these developers. 10 An easement is needed up the West side. 3. David Tucker: bust feed off Maple Street and come in underground. He questioned the exact location of the West property line, as some of the property there is not usable. The utility companies jointly requested a 10 ft. easement usable down the West side, open and unobstructed, no air-conditioning units, etc. 4. Larry Wood: In phone message, noted that the Major Street Plan shows the "Parkway" along the railroad tracts. He also noted setback requirements should be met and provision made for any additional street right-of-way. The "Parkway" had been overlooked`.*InIt was felt the time has come for the Planning Commission to decide whether they wish to pursue the Parkway. Junior Parker was not present.
