HomeMy WebLinkAbout1971-04-07 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING The Fayetteville Plat Review Committee met at 3:30 P.M., Wednesday, April 7, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Members Present: Paul Mattke, Harold Lieberenz, Junior Parker. Utility Representatives Present: Herbert Holcomb, Clyde Terry, David Tucker. Engineers & Developers Present: Irving Wimberly, Gene Thrasher, Marshall Carlisle, 42 For discussion at this meeting was a proposed preliminary plat to Preliminary Plat replat Block 2 and part of Block 3, Parker's Plat of Valley View THRASHER -MAY ADD. Acres known as a preliminary plat of Thrasher -May Addition. Comments were as follows: 1. David Tucker & Herbert Holcomb: Requested minimum 10 ft. eastment along South side of area being developed for apart- ments to gain access to future proposed mobile home park. 2. Junior Parker: Need 30 ft, radii do intersections of Poplar Street and Chestnut Avenue, Chestnut Avenue and new 80 fte street, and Leverett Avenue and new 80 ft. street. 3. Junior Parker & Paul Mattke: Drainage easement necessary • on South portion of plat. 4. Harold Lieberenz: Show NW corner, NE�, SW�, Sec. 4, T -16-N, R -30-W on plat. No signature of adjoining property owner yet. Discussed in conjunction with the above replat was a large scale LEVERETT GARDEN APTS.I development plan for Leverett Garden Apartments submitted by Gene L. S. Development Thrasher. Comments on this were as follows: 1. Junior Parker: Need minimum 20 ft. radius on drive entrances; 30 ft, radius would be preferable. Also, recommend private drives be at least 22 ft, wide, preferably 24 ft. wide, flow line to flow line. 2. Harold Lieberenz: Gave recommendations submitted by Luther Tharp on garbage and trash pick up arrangements. Mr. Tharp had suggested a system similar to Washington Plaza's. Mr. Thrasher was asked to contact Mr. Tharp. Mr. Lieberenz agreed to check the land area needed for the proposed 144 apartments to see if the 186 ft. on the North labeled "Recreation" could be omitted from the plan. 3. Herbert Holcomb:- FHA requires individual metering of electrical service on this project. Mr. Holcomb will work out easements to the buildings with the developer himself. 4. Location and sizing of utilities for this development must consider needs of future mobile home park. 4-7-71 -2- 43 Mr. Mattke reported no problems with what is shown on either matter. There are no real engineering plans shown as yet. 41 Trans -Video has no problems according to Clyde Terry. Mr. Thrasher told David Tucker he had asked the architect to provide room inside the buildings for the telephone company. Mr. Thrasher said the proposed Day Care Center will be built and managed to state specifications. The meeting was adjourned at 4:35 P -MI ,0
