MINUTES OF A PIAT REVIEW COMMITTEE MEETING
• The Fayetteville Plat Review Committee met at 3:30 P.M., Friday,
February 19, 1971, in the Directors Room, City Administration
Building, Fayetteville, Arkansas.
Present: Junior Parker, Paul Mattke, Harold Lieberenz, Larry Wood.
Utility Representatives Present: David Tucker, Jack Whitting.
Developers & Engineers Present: None,
The Wayne Hinkle Mobile Home Park was discussed. The following WAYNE HINKLE MOBILE
comments and recommendations were made. HOME PARK
1. Jack Whitting: Electric service will have to go underground
since there are more than 5 spaces. Some more easements will
have to be provided.

David Tucker: Telephone service also underground.

Junior Parker: Property owner will have to work out with
the Arkansas Highway Department the culvert, drainage,
and radius on approaches and entrances.

Larry Wood: Suggested there_bela�, 50 ft. street through the
park tying to Wyman,Road. Wyman Road is a collector street
on the Major Street Plan, Mr. Wood questioned whether any
of this property touched Wyman Road. He also questioned
whether the 10 ft. around the front of the spaces were
easements or setbacks, since they were not identified.

Harold Lieberenz: Thought the regulations in the zoning
ordinance for mobile home parks are to be applied only to
mobile home parks which are to be recorded as a subdivision.

Paul Mattke: He must know where all the other utilities
are going before he can plan water and sewer.
The other item for discussion was concerning a contemplated annexation
petition by Dan Spencer. Comments were as follows: DAN SPENCER
Annex & Subdivide ?
1. Harold Lieberenz: Property would come in as A-1, then must
be rezoned before he can subdivide it. Since he has sold
ome of the lots on the South side of Danita Street and
here is a 30 £t. strip across those lots which is outside
the City, he would have to get petitions from each of those
property owners, according to the City Attorney.
2. Junior Parker: The street should be paved; culverts and
drainage ditch are in.
• 3. Larry Wood: Questioned the width of Lewis Wood Lane and
thought it might be necessary to dedicate some land for
widening of this street when property was subdivided.

4. Paul Mattke: With houses between this property and the
water lines, he will now have to run a water line through
to Danita Street. He suggested he get Mr. Lewis to go in
with him on this.
He would have to satisfy the State Health Department. Mr. Mattke
did not think the State Health Department would approve an
extension of the water line with the area Mr. Spencer has
and it on septic tanks.
David Tucker raised the question whether the property owners could
force the City to run a sewer line to them, if the State enforces
the recent ruling on lot areas with septic tanks.
The meeting was adjourned at 4:35 P.M.
