HomeMy WebLinkAbout1971-01-22 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MiEETING The Fayetteville Plat Review Committee met at 3:30 P.M., Friday, January 22, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Present: Paul Mattke, Larry Wood, Harold Lieberenz. Utility Representatives: Jerry Wade (telephone), David Tucker, Herbert Holcomb, Engineers & Developers: Don Kemp, Bob Selle, Jim Nettles, Bill Campbell, Basil Peters. The firstitem before the Committee on this date was a preliminary plat to replat Lots 1, 2, 3, Block 7 and part of Lot 2, Block 6, Meadowlark Addition, Mr. Lieberenz asked developers if they were aware neighbors in the area oppose this replat. They have advised the City Planning Office that Mr. Selle required a minimum size of quality of house when they purchased their properties. It was noted that the street are already in and are paved, curbed, and guttered. Larry Mood and Paul Mattke suggested the North lots be turned around so they do not front on Cato Springs Road. This could necessitate some changes in other lot sizes. A change in easements was suggested but it was noted that a later copy of the plat has the easements requested. Mr. Lieberenz said he had asked the City Attorney about private covenants. He said if there are existing covenants, the people in the area must get their own attorney and work it out. Don Kemp asked to be permitted to process this on an informal plat. Paul Mattke said it would be necessary to provide fire protection. The people in the subdivision would be unahppy because no fire protection would increase their fire insurance rates and the City would be assessed a penalty on its fire rating. 25 PRELIMINARY PLAT TO REPLAT PART OF MEADOWLARK ADDITION Herbert Holcomb tried to persuade the developers to consider installing underground utility lines. He explained what effect it would have in cost. The developers stated they do not own any property other than this, in the immediate area. The specific recommendations of the Committe were: 1. Four North lots in Block 7 be turned to front on Emma Avenue and Coleman Avenue, 2. Paul Mattke required a 60 water line along the West side of Coleman to original Lot 2 and install a fire hydrant and tie into existing 22" line. Also, install what is shown on plat. 1-22-71 -2- 26 Mr. Kemp and Mr. Selle are to be given an opportunity to meet with the Subdivision Committee prior to the Planning Commission meeting. Mr. Lieberenz asked the Committee to look at a preliminary sketch submitted on Kelley Brothers property Northeast of Winwood Estates. KELLEY BROTHERS He explained the sketch was submitted to help resolve the problem Preliminary Sketch of future planning for Township Road. He asked for comments regarding anything unusual in terrain, street design, drainage, etc. Herbert Holcomb said they own more land to the North which is not shown on this sketch. They have property facing on Colette Avenue. The meeting was adjourned.
