HomeMy WebLinkAbout1971-01-08 Minutes* • MINUTES OF A PLAT REVIEW COMMITTEE MEETING The Fayetteville Plat Review Committee met at 3:30 P.M., Friday, January 8, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Present: Paul Mattke, Harold Lieberenz, Junior Parker, Larry Wood. Utility Representatives: H. R. Lindsey, Herbert Holcomb, David Tucker, Jack Whitting. Developers & Engineers: Herb Christner. The Committee discussed the proposed replat of Bird Haven Terrace sketch submitted by Herb Christner first. Mr. Paul Mattke questioned reducing outside boundary easements from 10 ft. on original plat which is filed in the Court House to 5 ft.? REPLAT OF BIRD Mr. Christner stated that this was not planned and was a drafting HAVEN TERRACE error by his office. Mr. Mattke stated that before he could sign the plat and certify that water service met minimum standards that water plans would have to be prepared and a satisfactory blanket subdivision percolation test be made. Mr. Lindsey and Mr. Tucker stated that with proposed utility easements shown that they would need additional easements to gain access to center portions of subdivision. Easements were recommended between Lots 6 and 7 in both Block E and Block F. Mr. Jack Whitting stated that he also needed these above mentioned easements. Also, he needed additional easements to serve the South lots located on the South side of center street. He questioned whether utilities would be underground or above. Herb Christner felt that they could provide wider easements along with additional easements needed. It was generally agreed that 15 ft. or 7.5 ft. on each lot back to back would be satisfactory with overhead utilities. If underground --then wider easements will be necessary. 15 ft. will be needed for outside boundary easements. Junior Parker and Paul Mattke questioned about surface drainage on North portion of property. How will it be taken care o£? Herb was not sure. Also, Mr. Parker stated that street culvert size under the North and South street on the West side of the subdivision at Mt. Comfort Road may have to be enlarged. Mr. Parker requested that the owner, private engineer, and himself test the thickness of the existing gravel base to see if it is sufficient. Mr. Larry Wood discussed whether a formal or informal plat would be required. He felt that the City could not require additional widening zo 1-8-71 .2. of Mount Comfort Road across this property because Mr. Ottis Watson did not now own all of the property.
