MINUTES OF A PLAT REVIEW COMMITTEE MEETING
The Fayetteville Plat Review Committee met at 3:45 P.M., Thursday,
December 31, 1970, in the Office of City Planning, Fayetteville,
Arkansas,
Present: Don Bunn, Junior Parker.
Utility Representatives: Herbert Holcomb, David Tucker.
Developer: Jim Witt.
City and utility representatives discussed the proposed large-scale
development plat submitted by Jim Witt prior to his arrival at 4:00. JIM WITT
The property is located on the East side of South School Avenue and Large -Scale Develop -
South of 11th Street ROW. Eleventh Street is not open at this point. ment
Requirements and suggestions of the Committee were as follows:
1. Junior Parker said the drainage ditch where the building
is proposed should be relocated some. Mr. Witt said he
planned some re-routing.
2. Junior Parker expressed concern about the grade level where
drive would enter the Highway. He felt there was a sight
problem. Mr. Witt did not feel any sight problem existed
and said he planned no grade changes. Mr. Parker said if
the drive is to be curbed and guttered, it must meet
minimum street standards. Mr. Witt said he planned a gravel
drive. He owns property all the way to the Highway.
3. Don Bunn said both the water and sewer lines are in the ROW
for 11th Street. If any grading changes are made, a manhole
may have to be raised.
4. Both Herbert Holcomb and David Tucker stated lines would have
to be installed to serve this building. They would like to
locate lines back of any future street widening. The telephone
would like to go underground. Since the ROW for 11th Street
is only 29 ft. wide at this point and lines up with the North
line of 11th Street elsewhere, it was suggested that Mr. Witt
dedicate a 21 ft. easement for utilities to revert to street
ROW if lith Street is ever opened at this point. Mr. Witt
indicated he was agreeable to this.
The meeting was adjourned at 4:20 P.M.
