HomeMy WebLinkAbout1970-10-02 Minutes0 MINUTES OF A PIAT REVIEW COMMITTEE MEETING The Plat Review Committee met at 3:30 P.M., Friday, October 2, 1970 in the Directors Room of the City Administration Building, Fayetteville, Arkansas. Present: Larry Wood, Paul Mattke, Harold Lieberena. Utility Company Representatives: Leslie Howell, Herbert Holcomb, Boone Carlon. Developers or Engineers: Bill Graue, W1 The final plat for the proposed Sun Valley Addition was up for SUN VALLEY ADDITION consideration at this meeting. The property is located West of Old Wire Road and East of Butterfield Subdivision. Mr. Holcomb and Mr. Howell from SWEPCO discussed the easements. The one onLthe West side is also a drainage ditch. The one on the East side is only 10 feet wide. Mr. Lieberena reminded the Committee that this was begun under the old subdivision regulations which only called for 5 ft. easements, The current regulations require larger easements for future subdivisions. Mr. Holcomb said he thought Mr. Graue would increase the easement if it reached a point where they just had to have more room. No one was present from the Gas Company, but the easements they requested on the preliminary plat shown, Boone Carlon said the telephone company had no serious problems•, but they would have to use some street ROW on Oakcliff to get into the subdivision. Mr. Lieberens said the lots are not large enough for duplexes in the R-1. Mr. Graue said none are planned. 1. A 10 ft. easement between Lots 3 and 4. Blocks 1 and 3. (For SWEPCO. Mr. Graue agreed.) 2. Some minor drafting corrections noted by Mr. Lieberena on a copy of the plat. Mr. Graue said he had obtained a quiet title to a small section of land in the Northwest corner of the property and has had it recorded. Mr. Lieberen$ said he had checked with the City Attorney as to recording the utility easements for Shenandoah Mobile Home Park with a plat SHENANDOAH VILLA rather than a worded legal description. He agreed with the earlier Easement Dedication opinion of the Plat Review Committee that no spaces and streets should be shown (not even lightly), but that only the easements be drawn in and tied to location points. Larry Wood said he has recommended to the Planning Commission that RECOMMENDATION ON the Major Street Plan be changed to show Rolling Hills Drive as a MAJOR STREET PLAN collector street and leave ROW as is. The necessity of future plats having easements designated as to exact location of each utility within the easement was discussed. All agreed this was needed. The meeting was adjourned at 4:30 P.M.
