HomeMy WebLinkAbout1970-08-14 MinutesMINUTES OF A PLAT REVIEW COMMITTEE MEETING 3 The Plat Review Committee met at 3:30 P.M., Friday, August 14, 19702 in the Directors Room, City Administration Building, Fayetteville, Ark, Members Present: Larry Wood, Paul Mattke, Harold Lieberenz, Others Present: Ralph Goff, Herb Christner, Ernest Jacks, Ken Lazenby. Ralph Goff and Herb Christner appeared before the Committee to CUMMINGS-DOFF SUBDe further discuss the proposed Cummings -Goff Subdivision which was Preliminary Plat reviewed by the Committee at their. August 7, 1970 meeting. Larry Wood stated that it appears that an East-West street outlet should be provided to prevent undesirable street layout in adjacent' property. Ralph Goff revealed that the property was not too wide and as a result the proposed lots in the subdivision are not too deep and the developers had only figured on a 50 ft. street right of way. Also, the proposed East-West street would be questionable and to lose a couple of $4,000 lots if it serves no purpose would not be very satisfactory. Herb Christner stated that Jerry Sweetser owned property North of Benny Winborn's proposed Winborn Phase III Subdivision to the North of the proposed Cim®ings-Goff Subdivision. Jerry Sweetser would not sell his property and plans to build a house in the center of his property which would in his opinion block any North-South through • street in this area. The Committee felt that the City should still plan for the North- South street to be a through street. Paul Mattke pointed out that the size of the proposed water main would need to be increased to eight (B) inches and provide a fire hydrant about one thousand feet from Highway 45 East, The Committee recommends that: 1. Developers provide a 60 ft. street right of way on the North-South street to bring it up to City standards for collector streets and that it be straightened out so that it would run due North through the subdivision. 2. Provide East-West street with a 50 ft, right of way. The informal plat of Irvindale Subdivision was reviewed by the Committee next. Informal Plat of IRVINDALE SUBDIVISION The Committee pointed out that the Major Street Plan requires that Green Acres Road be developed as a 60 ft. right of way collector street and Poplar Street to be developed as a 50 ft. right of way minor street. The subdivision regulations require that a 50 ft. radius in the street right of way be provided at the intersection of Poplar Street and Green Acres Road. 8-14-70 -2- The Committee recommends that: 1. Developer provide 10 ft. additional street right of way on Green Acres Road and 5 ft. additional street right of way on Poplar Street, 2. Provide 50 ft. radius in street right of ways at the intersection of Green Acres Road and Poplar Street, 3. Provide a utility easement of fifteen feet in width along the North side of the proposed lots and provide a 15 foot utility easement between Lots 1 and 2. 4. Lot frontages on Poplar Street be increased to 89 feet each to provide 12,000 square ft. lot area after furnishing additional street right of way. 4 The Informal Plat of Lazenby Third Addition was reviewed by the Committee next. Mr. Ken Lazenby came in to the meeting at 5:05 P.M. Informal Plat of LAZENBY THIRD ADDITION The Committee pointed out that the Major Street Plan requires that Elm Street be developed as a 60 ft. collector street. Ken Lazenby stated that all the property on the street is developed adjacent to these proposed lots. The Committee pointed out that they were concerned about property that might be land locked to the South. The Committee asked Harold Lieberenz to contact the people to the South and advise them of the proposed subdivision. •nm -- •uw as.- �. 1. Developer provide 15 ft. utility easement along rear of the proposed lots and provide a fifteen foot utility easement between Lots and The Cofmittee asked Harold Lieberenz if he had presented these informal plats to the utility companies for their review. He said that he had not. The Committee felt that the utility companies might wish to have a representative attend these Plat Review Committee meetings and the Committee asked Harold Lieberenz to contact the utility companies. Ernest Jacks asked Harold Lieberenz if he could prepare some maps showing proposed and existing subdivisions in the area North of Highway 45 East and East of the Old Wire Road for the Planning Commission meeting next week. The meeting was adjourned at 6:00 P.M.
