Mr. Yoe answered the questions regarding his petition for rezoning which principally were: (1) Why not rezone to C-1 instead of C-2 ? (2) Should the entire.tract of forty (40) plus acres be rezoned ? Mr Yoe explained that some types of businesses such as drive-in restaurants which are desireable for shopping centers are not permitted in the C-1 zone. • He also pointed out that because of the terrain some of the property could not be used and that parts of the area along Highway 265 are of no good for entrances and exits. Mr. Yoe suggested that if some of the adjoining property were used for a church the shopping center parking area would be available to them for off-street parking. He explained that sewer facilities for the shopping area would probably be available in one to one and one-half years. Roy Clinton expressed his reluctancecfor approval of rezoning this large a tract due to the lack of control which the Planning Commission would have on the future development of this area. Mr. Jim Vizzier explained the possibilities of development controls which could be used in the future, however these are in the future, and cannot apply to this property if it is rezoned. Mr. Clark McClinton pointed out the value of the large area, he said that in his opinion none of the present shopping areas in Fayetteville were large enough to accomodate the parking problems and congestion involved. Mr. McClinton suggested that with this large an area, a playground for children could possibly be provided. A short discussion was held on the rezoning petition to be initiated by is the Planning Commission for the Northeast part of the City. It was decided to proceed with the rezoning using the Stubblefield road as the North boundary line of the portion to be rezoned. Since a quorum was not present no action could be taken on the items of (2) business scheduled for this meeting. Therefore the meeting was adjourned. • Approved: Clark McClinton, Chairman. Attest: Ernest Jacks, Secretary • •
