• MINUTES OF FAYETTEVILLE CITY PLANNING COMMISSION
A public hearing of the Fayetteville Planning Commission was held at 4:00 p.m.
on June 27, 1961. Mr. George Caudle presided in the absence of the chairman.
Planning Commission members present: Mr. Caudle, Miss Lighton, Mr. Shreve,
Mr. Stubblefield and Mrs. Siegel.
Others present at the meeting: Mr. Dan Roberts, Mr. Cecil Harris, Mr. V. L.
Baker and Mr. Harold Lieberenz
The minutes of the June 6 meeting were approved as mailed to the members prior
to the meeting.
1. Mr. J. A. Roberts requested a public hearing to consider the rezoning of
property at 737 Leverett, hereinafter described and located on the south-
west corner of Eagle and Leverett Streets from 11R-3 Multi -Family Residential"
to commercial with uses analogous to "C-2 Thoroughfare Commercial District"
under the provisions of Acts of Arkansas 115 of 1961 as property "used
continuously since 1929 for commercial purposes," the following described
real estate, to -wit: Lot 1, 2 and the north 1/2 of Lot 3, Block 16, Rose
Hill Addition to the City of Fayetteville, Arkansas.
Mr. Roberts presented affidavits stating that the building was built prior
to 1928 and that it has been used for commercial purposes since that time
until 1960.
Miss Lighton made the motion that the affidavits submitted are in compliance
with Act 115 which requires zoning for commercial use; since the method of
zoning for commercial use is not set out by the act, we recommend to the
City Council the following action:
That the petitioner be given permission to operate a plumbing shop and
to make the necessary repairs to the present building as are necessary
for the operation of a plumbing shop, with all the loading to be at the
west of the building, the Building Inspector to be given discression to
determine setback lines and off-street parking and the property there-
after to be considered non -conforming Commercial in a R-3 zone.
Mr. Shreve seconded the motion. The motion carried.
2. Mr. Harris requested the closing of a dedicated street. The street desired
to be vacated and abandoned by petitioner is described as follows, to -wit:
Beginning at the Northwest corner of Lot One (1) of said addition the begin-
ning point being 230 feet West and 30 feet South of the Northwest corner of
said eighty acre tract; thence South along the West line of Lots One (1),
Eight (8), Nine (9) and to the intersection of the West line of Lot Eighteen
(18) with branch; thence Southwesterly with said branch to the intersection
with the East line of Lot Seventeen (17), Ten (10), Seven (7) and Two (2) to
the North line of said Lot Two (2) and thence East 30 feet to the point of
beginning.
Miss Lighton made a motion that we recommend to the City Council the granting

of the petition without retaining utility easements upon approval of the
city.
Mr. Stubblefield seconded. The motion carried.
3. Mr. Baker asked about placing a turn -around in property he is interested in
buying. The property is between Elm and Poplar. He was asked to see about
the possibility of opening a street to the north of the property instead of
to the south.
4. A letter from Alderman McClelland concerned with property belonging to
Mr. F. F. Sties was read. Mr. McClelland also requested a night meeting
of the City Council Planning Committee and the Planning Commission,

Mr. Shreve seconded and the motion carried.
