Existing Park Land: Lake Fayetteville (650 acres), Braden Park (2.25 acres),
Mudcreek/City Wide Trail (19.92 acres), Sweetbriar (4 acres)
Staff Recommendation: Park staff recommends money in lieu of land.
1. The development is located close to 650 aces of park land located at Lake
Fayetteville and is also close to Mud Creek Trail with 19.9 acres and Sweetbriar
Park with 4 acres.
2. The development would require a land dedication of only 1.2 acres.
3. Park Apartments currently has the following amenities for their renters:
4 gazebos, lake, swing sets, picnic tables, swimming pool, basketball court and
tennis court.
NOTE: This development previously came before PRAB in 1988 in which PRAB
recommended to accept money in lieu of park land. Since then, Park Apartments has
built 252 units out of the 360 units approved in 1988. Since twelve years has passed, we
are bringing this back to PRAB for further recommendation.
