HomeMy WebLinkAbout1997-12-01 Minutes• • MINUTES OF A MEETING OF THE BOARD OF ADJUSTMENTS AND SIGN APPEALS A meeting of the Board of Adjustments and Board of Sign Appeals was held Monday, December 1, 1997 at 3:45 p.m., Room 111 of the City Administration Building, 113 W. Mountain Street Fayetteville, Arkansas. MEMBERS PRESENT: Gerald Boyd, Robert Nickle, Thad Hanna, Paul Wilhelms, and Michael Andrews. STAFF PRESENT: Tim Conklin and Heather Woodruff APPROVAL OF MINUTES OF Minutes were approved as distributed. BA 97-29.00: VARIANCE (KAREN L DAUGHTREY) KAREN DAUGHTREY- 3050 SANDRA STREET The appeal was submitted by Karen L. Daughtrey for property located at 3050 Sandra Street. The property is zoned R-1, Low Density Residential. The variance request is to reduce the setback on the west side of the house to 6' (a 2' variance) and to reduce the setback on the front (south side) of the house to 23'4" (a 1'8" variance) to allow an addition to be built onto the existing structure. The addition will convert the existing carport into a two car garage and provide for a new master bedroom, laundry room, and utility room. Recommendation: the staff recommended approval of the requested variances as shown on the site plan submitted with this application for the proposed addition and existing overhang ( 833 sf. Of living area and 285.6 sf. Of garage area). Mr. Conklin explained the applicant was planning to enclose the existing carport and extend it out to the side property line. The addition would not extend any further than the existing overhang on the structure. Mr. Michael Lingo and Karen Daughtrey represented the item. In response to comments from Mr. Lingo, Mr. Conklin stated he had explained to the applicant that the setbacks were measured from the eave of the structure. Mr. Boyd asked if the new garage would be wider than a normal garage. Mr. Lingo replied most garages were 24' wide. This garage would have an interior measurement • of 21' in width, which would allow 2' on each side of the vehicles. Board of Adjustments and Sign Appeals December 1, 1997 Page 2 Mr. Wilhelms felt the request was reasonable. He asked the applicant if the existing roof would be over built. Mr. Lingo explained the addition would have a 6:12 pitch roof. In response to questions from Mr. Wilhelms, Mr. Conklin explained the addition would be within the existing overhang of the carport. Mr. Wilhelms did not believe the front variance was needed. In response to questions from Mr. Andrews, Mr. Lingo explained the additional footage would be for storage. Mr. Wilhelms suggested moving the garage addition back a few feet to stay within the setback. Mr. Boyd noted the laundry area would be moved to the rear of the garage. Mr. Nickle added if the garage were to move further back then the floor plan for the interior additions would be affected. Mr. Andrews noted the applicant was not asking for any additional variances other than the existing ones. MOTION Mr. Andrews moved to approve the variance as requested. Mr. Hanna seconded the motion. The motion carried by a vote of 5-0-0. Meeting adjourned 4:10 pm. qck
