BOARD OF ADJUSTMENTS AND SIGN APPEALS
A meeting of the Board of Adjustments and Sign Appeals was held on Monday, November 20, 1995 at 3:45
p.m. in the City Administration Building at 113 W. Mountain, Room 111, Fayetteville, Arkansas.

APPROVAL OF MINUTES
Marion Orton, Gerald Boyd, Larry Perkins, Bob Nickle,
Michael Andrews, Thad Hanna, and Craig Rivaldo
Rich Lane and Janet Johns
Ms. Orton requested changes and minutes were approved as amended.
VARIANCE BA95-27 - RALPH & CARL WALKER
GLEN CARTER - 4419 BEAVER LANE
The first item on the agenda was the variance request submitted by Ralph & Carl Walker for property located 4419
Beaver Lane and zoned R-1.5, Low Density Residential. The request is for a variance of the required front setback
of 25' to 23.3' (1.7') for structure built in violation of the setback requirements.
Staff recommended approval of the variance.
Mr. Carter with Jorgensen and Associates stated he was not certain as to the circumstances that surrounded the error
in set backs.
Mr. Andrews noted the house was too big for the subject lot and therefore it was impossible for the structure to meet
the required setbacks.
Ms. Johns noted that setback requirements are checked at the time of issuance of building permits to prevent errors
in buildable lot area.
MOTION
Mr. Boyd made a motion to approve the variance.
Mr. Nickle seconded the motion.
Upon roll call, the motion passed with a unanimous vote of 7-0-0.
