HomeMy WebLinkAbout1991-05-20 Minutes• • • MINUTES OF THE BOARD OF ADJUSTMENT A meeting of the Fayetteville Board of Adjustment was held on Monday, May 20, 1991, at 3:45 p.m. in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. MEMBERS PRESENT: Don Mills, Dennis Becker, Gerald Boyd, and Robert Davis OTHERS PRESENT: Becky Bryant, Sharon Langley, David Sargent, and Cici Hillyard APPEAL NO. BA91-10 - REQUEST FOR A VARIANCE (SETBACKS) ST. PAUL'S EPISCOPAL CHURCH - 224 N. EAST AVE. Me. Don Mills called the meeting to order and stated the only item to be considered by the Board was Appeal No. BA91-10, a request for a variance (setbacks) for St. Paul's Episcopal Church, represented by David Sargent. The property is located at 224 North East Avenue and is zoned C-2, Thoroughfare Commercial, and R -O, Residential -Office. Mr. David Sargent appeared before the Board and explained they were requesting a variance of setbacks for the west side of a proposed addition to the church. He stated the church was proposing to construct a new entrance, a gabled end and a classroom which would replicate the existing building. Mr. Sargent showed the Board drawings of the proposed construction. He pointed out the 16 -foot wide wing that would require the variance. He explained the wing would symmetrically match the existing wing built in the 1870's. He further pointed out the existing building does not meet the set back requirements. He further pointed out the existing buildings in the neighborhood did not meet set back requirements. The Board questioned parking requirements. Mr. Sargent stated the Planning Commission had, at their last meeting, approved the parking requirements by permitting off-site parking. Mr. Becker asked about the density of coverage of the entire project. Mr. Sargent stated it was approximately 44%. He informed the Board of further expansion plans, if such expansion became necessary. Mr. Boyd stated the setbacks were not inconsistent with the rest of the neighborhood. MOTION Mr. Boyd moved to grant the variances. Mr. Becker seconded the motion. The motion passed 4-0-0. MINUTES The minutes of the last meeting were approved as distributed. OTHER BUSINESS; Me. Bryant updated the Board regarding The Fayetteville Vision. She requested their continued support and encouraged them to attend the neighborhood meetings. The meeting was adjourned at 4:00 p.m.
