HomeMy WebLinkAbout1975-11-10 MinutesMINUTES OF A BOARD OF ADJUSTMENT MEETING A meeting of the Fayetteville Board of Adjustment was held at 3:50 P.M., Monday, gni November 10, 1975, in the Directors Room, City Administration Building, Fayetteville, Arkansas. MEMBERS PRESENT: Connie Clack, David Newbern, Suzanne Lighton. MEMBERS ABSENT: OTHERS PRESENT: James White, Chairman Carl Yates. Ray Hawkins, Bobbie Jones, Janet Bowen. In the absence of Chairman Carl Yates and Vice -Chairman James White, (member with the longest tenure) called the meeting to order. The public hearing was opened on Appeal No. 75-33, Ray Hawkins, 1401 South Washington Avenue, on an application to vary setbacks. Mr. Hawkins is requesting a setback of 15' from the right-of-way of Ella Street. A 25 foot zoning setback plus a 5 foot setback for the Major Street Plan (total setback of 30 feet) is required from the right-of-way of Ella Street Mr. Hawkins also wished to put a 14 foot driveway onto Ella Street. In reply to Miss Lighton's question, Planning Administrator Bobbie Jones said Mr. Hawkins would need to obtain a driveway permit from the City Engineer's Office. She felt there would not be any problem on that. She explained that his driveway could be 22 foot wide if he wanted it that wide. She said there was a requirement for a minimum of 25 feet from any other driveway and it had to be 40 feet from the intersection. Mr. Hawkins was present to represent the request. He told the Board of Adjustment that this was a narrow corner lot and he did not have room to build the carport and patio ;on the south side. He said he could.'. - build it on the back. -(west) since :the lot was..long, but he would have to build.it all the way across the back because of the location of the kitchen or they wouldn't be able to enter it (the kitchen) from the carport. He said most of the people parked along Washington Avenue since they did not have driveways, even though there is no parking permitted on Washington Avenue. He said he would like to be able to get his vehicles off the street. In answer to David Newbern's question, Mr. Hawkins said the addition would not extend any closer to Ella Street than the existing dwelling and that the existing building was built before the present setback requirements were adopted. There was no further discussion. No one was present to oppose the request. The public,hearing was concluded. Connie Clack seconded the motion which was approved requested on APPEAL NO. 75-33 Ray Hawkins MINUTES unanimously. The minutes of the October 13 and October 20 meetings were approved as mailed. David Newbern asked Planning Administrator Bobbie Jones if she had checked into the Swope appeal (Appeal No. 73-31) that was approved some time ago and she replied that she had not because of the work load in the Planning Office. alThere was no further discussion.
