MINUTES OF A BOARD OF ADJUSTMENT MEETING
A meeting of the Board of Adjustment was held Monday, December 30, 1974,
at 3:37 P. M. in the Board of Directors Room, City Administration Building,
Fayetteville, Arkansas.
MEMBERS PRESENT: Chairman Carl Yates, Suzanne Lighton, David Newbern
MEMBERS ABSENT: James White, Connie Clack.
OTHERS PRESENT: Nadine Dennis, Bobbie Jones, Janet Bowen.
Chairman Yates opened the public hearing on Appeal No. 74-37, Appeal No. 74-37
Nadine Dennis, 1018 South Washington Avenue, on an application Nadine Dennis
to vary setbacks. The required setback from an internal 1018 S. Washington Ave.
side property line in an R-2 Zone is 8 feet and Mrs. Dennis is requesting a 6 foot
side setback.
Mrs. Nadine Dennis was present to represent.
She stated she desired to put a roof over an existing porch at her residence
and extend it 2 feet farther to the rear (East) and 5 feet farther to the North,
but did not intend to extend it any further South. She said, however, that
she might screen the porch in at a later date.
Miss Lighton asked when the house was built, and Mrs. Dennis replied that
it was built around 1963.
In answer to Chairman Yates question, Bobbie Jones, Planning Administrator,
said the setbacks did meet the ordinance at the time the house was built.
Chairman Yates asked Mrs. Jones if Mrs. Dennis would for any reason need to
come back to the Board of Adjustment if she screened in her porch.
Mrs. Jones felt that she would not need to come back.
Chairman Yates commented they would in effect be granting a request for the
screening as well as the setback variance.
David Newbern asked Mrs. Dennis if she would be using this porch for storage.
Mrs. Dennis stated that she did not have a garage and intended_using_:this
area for storage.
There was no one present to oppose the request.
There was no further disciussion and the public hearing was concluded.
Appeal No. 74-37
Miss Lighton moved to grant the variance as requested. Nadine Dennis
Mr. Newbern seconded the motion.
Mr. Newbern said that in view of the situation there that this was just an extension
of an existing porch and it would not come any closer to the South property line
than it is already and for that reason he was in favor of granting the variance
as requested.
The motion was approved unanimously.
The minutes of the December 9, 1974 meeting were approved as mailed.
The meeting was adjourned at 3:45 P. M.
