HomeMy WebLinkAbout1972-05-22 Minutes475-2 MINUTES OF A BOARD OF ADJUSTMENT MEETING The Fayetteville Board of Adjustment met at 3:30 P.M., Monday, May 22, 1972, in the Directors Room, City Administration Building, Fayetteville, Arkansas, Members Present: Suzanne Lighton, Roy Clinton, Connie Clack, James H. White. Members Absent: Carl Yates. &J% Others Present: Russell Purdy, Don Kemp, Ray White, Harold Lieberenz, Vice -Chairman -Roy Clinton presided over the meeting, On the agenda was a public hearing on Appeal 72-15, Jim Walter Homes, APPEAL 72-15 Inc. for property owned by Hattie Bass and located at 211 East JIM WALTER HOMES Meadow Street. Don Kemp, Surveyor, was present on behalf of the 211 East Meadow applicant. Mr. Kemp stated Hattie Bass has signed a contract with (Hattie Bass) Jim Walter Homes to build a home on this property where there was at one time a house which burned. The variance requested is to waive the requirement for street frontage. Discussion between the Board members and Mr. Kemp revealed the following information: The access drive is not paved and is not of record; it had been used for about 20 gears as an access to the subject property, but only as a walkway and is not now passable by automobile, Mr. Kemp said it is just a vacant strip left out of all the surrounding legal descriptions and is a "no mans land." There is a sewer line there and Mr. Kemp said he could not even find an easement recorded r,„) on that, ii. Mrs. Clack said she is concerned about fire protection. She could not see how a fire truck could get in to the property, The nearest ,Hfire hydrant is at Center Street and Willow Avenue, Miss Lighton asked how far the Northwest corner of the property is r from the right-of-way of Meadow Street. It is 100 ft. There were no comments from the audience. The public hearing was closed. Miss Lighton said that in a way one is inclined to take a little <9 different view on that area of town, but she could not see how the Board could approve the request, N Roy Clinton thought it in the best interests of the neighborhood and of the property owner to deny the request until an extension F of Meadow Street past the property could be shown. The possibility of Urban Renewal for this area in the near future was discussed, r' James White moved that in view of the circumstances and the problems this might generate that the Board of Adjustmegt decline the request but agree to table the request with the view that if some definite 16c1 plans are submitted within one year thesBoard'ewouldfreview=the request again. Suzanne Lighton seconded the motion, The motion passed unanimously. The minutes of the May 15, 1972 Board of Adjustment meeting were approved as mailed, Harold Lieberenz discussed with the Board another forthcoming appeal to waive the requirement for street frontage, The meeting was adjourned at 4:00 P,M,
