HomeMy WebLinkAbout1971-11-15 Minutes0 Ll • �pp0.o�ed i z. -79� 4454 MINUTES OF A BOARD OF ADJUSTMENT MEETING The Fayetteville Board of Adjustment met at 3:30 P.M., Monday, November 15, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Members Present: Carl Yates, J. F. Robinson, Roy Clinton. Members Absent: J. F. Palmer, Suzanne Lighton, Others Present: Pete Young, Harold Lieberenz, Peg Anderson, Gordon Wilkins, Archie Blanton, Donald Carr, Harry F. Childers, R. W. Johnson, Neppie Conner, Eleanor Barnes. Chairman J. F. Robinson called the meeting to order. The first item on the agenda was Appeal No. 71-8, Gordon Wilkins. Mr. Wilkins was not present, so the Chairman stated he would pass to the second item on the agenda. The next item on the agenda was Appeal No, 71-9, Archie L. Blanton, 2920 Highway 62 West, on an application to vary setbacks. Mr. Blanton APPEAL NO. 71-9 was present. He desires to add a carport onto his existing trailer ARCHIE L. BLANTON residence which would be 32 ft. from the rear property line rather 2920 Hwy, 62 West than 35 ft, and 12 ft. from the South line dividing the residence and the Trico property. He stated he owns both properties. The possibility of an alternative in the location of the carport was discussed. Mr. Blanton did not feel there was any alternative. There were no questions from the audience. The public hearing was closed. Gordon Wilkins had arrived at this time. Appeal No. 71-8, 142 East Cleburne Street, to vary area requirement for a duplex in the R-1 District was discussed next. Mr. Wilkins stated he is 58 square feet short of the needed area for a duplex. He said the neighbors had expressed favor with his project, because the lot needs to be cleaned up badly. The Board had no further questions. There were no questions from the audience. The public hearing was closed. The next item on the agenda was Appeal No. 71-10, Donald L. Carr, 2768 North College Avenue, on an application to vary height and area requirements for signs. Mr. Carr was present. He proposes a wall sign.with an area of 81 square feet. With a building with a 40 ft. front, the ordinance limits the size sign he is permitted to 20 square feet. Mr. Carr said he does not have a height problem on the ground sign as his building is 34 ft. high. The ground sign has an area of 99 square feet instead of 75 square feet. Roy Clinton s id that he was personally opposed to any flashing signs on anything at anytime If the flashing arrow was eliminated, the sign would conform with the regulations on the area also. Mr. Carr agreed to leave the flashing arrow off the ground sign if Kentucky Fried Chicken would allow it at all. This left only the variance on the wall sign to APPEAL N0. 71-8 GORDON WILKINS 142 E. Questions and comments from the audience were invited. Peg Anderson stated she agreed with Mr. Clinton's views. R. W. Johnson, Neppie Conner, and Eleanor Barnes had some questions on the proposed ordinance. Someone thought it was already in effect; another thought it was to be acted on by the Board of Directors that night. Mr. Clinton stated it could still be revised and that it would be a while before it could be approved by the Board of Directors. The public hearing was closed. The next matter considered was Appeal No. 71-7, Harry F. Childers, APPEAL N0. 71-7 304 West Prospect, on an application to vary rear yard setback. HARRY F. CHILDERS This had been postponed from November 1 because Mr. Childers was not 304 W. Prospect present at that meeting. Mr. Childers was present at this meeting. He stated he had worked out on a parking lot the amount of space required to maneuver out of the garage"and turn. He presented a letter from Richard Anderson, the neighbor to the East, stating he had no objection to the granting of the variance. There were no further questions. The public hearing was closed. Roy Clinton moved that the Appeal No. 71-8, Gordon Wilkins, be approved. APPEAL N0, 71-8 Carl Yates seconded. It was approved unanimously. Blanton Carl Yates observed that the request for variances on the ground sign proposed by Donald L. Carr, Appeal No. 71-10, had been withdrawn. APPEAL N0. 71-10 Mr. Yates moved to grant the variance on the wall sign. Roy Clinton Donald L. Carr seconded. It was approved unanimously. Roy Clinton moved that Appeal No. 71-7, Harry F. Childers, be approved. APPEAL N0. 71-7 Carl Yates seconded. It was approved unanimously. Harry F. Childers The minutes of the November 1, 1971, Board of Adjustment meeting were approved as mailed. The meeting was adjourned at 4:30 P.M.
