HomeMy WebLinkAbout1971-03-15 Minutes11 In / MINUTES OF A BOARD OF ADJUSTMENT MEETING 1"12 -2 The Fayetteville, Arkansas Board of Adjustment met at 3:30 P.M., Monday, March 15, 1971, in the Directors Room, City Administration Building, Fayetteville, Arkansas, Members Present: J. F. Robinson, Roy Clinton, Suzanne Lighton, Members Absent: J. F. Palmer, Carl Yates. Others Present: Harold Lieberenz, L. J. Ehrlich, Hugh Shaddox, Wade Fincher. J. -F. Robinson, Chairman, presided. The first item on the agenda was the application for a variance filed by Rev. L. J. Ehrlich, Pastor of Peoples Church. Rev. Ehrlich was present to represent the application. He stated they desire to build an addition to the front of the church building to be used as a cry room. They need it on the front so it will be at the back of the auditorium and so it willlcbe adjacent to the women's rest room. Mr. Lieberenz explained that the rest rooms were built on the front of the building because the land slopes back to the Northwest steeply; the only place they could build the rest rooms and get into the sewer was on the front. He said it is difficult to determine the exact location of the ROW, but he had measured and the roof overhang of the existing building is about 71 feet from the ROW. The applicant wants the cry room to line up with the rest of the building front or 7J feet from the ROW. There was no opposition and the public hearing was closed. The next item on the agenda was the application for a variance filed by Hugh D. Shaddox for property on North Garland Avenue just North of the intersection with Mt. Comfort Road. Hugh Shaddox and Wade Fincher represented the application. There is a 50 ft. zoning setback and an additional 10 ft. Major Street Plan setback required. Mr. Shaddox requests permission to build an office building 40 ft. from the ROW. He stated he plans to move a dwelling now on the property and erect the office building in its place. He wants to upgrade the area by taking the residential use out of the commercial zone. There was no opposition and the public hearing was closed. Suzanne Lighton moved that the request for a variance filed by Peoples Church be granted. Roy Clinton seconded. It was approved unanimously. PEOPLES CHURCH 640 WHILLOCK ST. HUGH D. The meeting was adjourned at 4:00 P.M.
