HomeMy WebLinkAbout1970-11-16 Minutes• /1;'pW`1T of ed11 00V..30 19 %o MINUTES OF A BOARD OF ADJUSTMENT MEETING 397-2 The Fayetteville Board of Adjustment met at 10:00 A.M., Monday, November 16, 1970, in the Directors Room, City Administration Building, Fayetteville, Arkansas. Members Present: J. F. Robinson, J. F. Palmer, Suzanne Lighton. Members Absent: Roy Clinton, Carl Yates. Others Present: Helen Edmiston, Mr. & Mrs. Ronald Talbert, J. R. Shaffer, Ora Lee Boss, Harold Lieberenz. Chairman Robinson called the meeting to order. The first item on the agenda was the application of Helen Edmiston HELEN EDMISTON for a variation from the City Zoning Ordinance. Helen Edmiston 1552-1554 Ramsey represented the application. Mrs. Edmiston was requesting a variance in order to build a duplex on property at 1552-1554 Ramsey Avenue. The applicant desired to build 26 £t. from the right-of-way; the required setback is 30 ft. (25 ft. for zoning plus 5 ft. to satisfy the Major Street Plan as Ramsey Avenue is less than 50 ft. in width.) The zoning ordinance permits internal side setbacks of only 8 ft, on corner lots, the setback on the East side of the property must be 10 ft. due to a utility easement at this point. Mrs. J. R. Shaffer said that Ramsey had been plotted for $20,000 • and above homes when they purchased the property. She stated that a petition had been filed December of 1969 to keep duplexes and apartment buildings from being built on Ramsey. She also stated that the petition had been tabled and that she had heard nothing else about it. Mr. Lieberenz pointed out that under the new zoning regulations deplexes are permitted in R-1. Mrs. Shaffer's question was not in the province of the Board of Adjustment. There was no other opposition present. The public hearing was closed. The next item on the agenda was the application of R. E. Talbert requesting a variance in order to build an addition onto the rear of R. E. TALBERT the present dwelling at 3324 Martin Avenue. The addition consisting 3324 Martin Ave. of a family room, bath, and bedroom, would be only 5 ft, from the North side of the property line rather than the 8 ft, required by ordinance. The existing dwelling is only 5 ft, from the property line. All other setback requirements would be met. Mr. Ora Lee Boss, neighbor to the North, stated that he had no objections to the addition. 0 There was no opposition present. The public hearing was closed. 11-16-70 -2- 398-2 • Suzanne Lighton moved that the Board approve the variances for Helen Edmiston and R. E. Talbert. J. F. Palmer seconded. It was approved unanimously. The meeting was adjourned at 10:35 A.M. • •
