Chairman J. F. Robinson called the meeting to order.
The only application before the Board at this meeting was an appUcation
by Loris Stanton for property at 22 North Duncan, Mr.
a variance for a grouphousing project and also a varianceLORIS
lot area.
Mr. Stanton represented the application. Chairman Robinson asked about
the setbacks* They are all proposed to be in conformity with the zoning
ordinance. A computation of the total lot area figures out to .•.
ft. Total of 15 units requested requires eef sq# ft, Property is
1098 sqe ft. short or 2 apartment units, If the bui3Aings we" all
joined together, a total of 18 units would be permissible. Mr. Stanton
stated he plans to remove a ru: , :nit buildingand construct
a 6munit building in its place connecting it with an existing .7�unit
Chairman Robinson presented a letter from the University of Arkansas
objecting to variation of the zoning ordinance, Mr. Stanton stated he
needed to got the maximum use of the property. He was not aware of the
University*s stand on this when the plans were formulated, nor was he
aware the lot area would be short. The valuation of the property in
greater than the valuation of the buildings on it.
Mr. J. A. Robinson stated he has no objection to the variancea He
chocked with the University some time in the past.9 and they told him
they were not interested in the property to the East of Duncan Avenue.
The public hearing was closed.
Mr. Lieberenz read Article 6, Section 3., of the Zoning Ordinance
Sectiondeals with group housing projects, It states, 0. . . in no case *hall
the Board of Adjustment authorize . 9 o * * a smaller lot area per family
than the min4mum required in such district, The Board discussed
Ed Clement made a motion that the Board reject the apbeal for a variance 7"
lot area because according to Article 6. 3 of the Zoning Ordinanc
they had no authority to grant
