HomeMy WebLinkAbout1969-11-17 Minutes• E • MINUTES OF A BOARD OF ADJUSTMENT MEETING The Board of Adjustment met at 10:00 A.M., Monday, November 17, 1969, in the Directors Room of the City Administration Building, Fayetteville, Arkansas, Members Present: J. F. Robinson, J. F. Palmer, Roy Clinton, Ed Clement, Carl Yates. Members Absent: None. Others Present: Miss Glenn Stockburger, James H. Watson, Harold Lieberenz. The meeting was called to order by the Chairman, J. F. Robinson. The first item of business was a petition for a variance submitted by Miss Glenn Stockburger for property located at 417 East Maple Street, Miss Stockburger represented the petition. The variance requested was for a 1 -foot side setback rather than the 7 -foot side setback required by ordinance, Kiss Stockburger has an existing 15110° X 121611 carport which comes within 1 foot of her West property line. She desires to enlarge the carport to 251411 X 12116" with the addition also coming within 1 foot of her West property line. There was no opposition present and no further information, so the public hearing was declared closed. The second item on the agenda was a petition for a variance submitted by James H. Watson for property located at 638 Whitham Avenue, Mr. Watson represented the petition. The variance is requested in order that Mr. Watson may extend the front porch out even with the existing front of the remainder of the building. This would provide a front setback of 17 feet rather than the 25 foot setback required by ordinance. There being no further information and no opposition the public hearing was declared closed. At this time the Board reconsidered the Stockburger petition. Carl Yates made a motion that the variance be granted, Ed Clement seconded the motion, and approval was unanimous. Next, the Board discussed the Watson petition. Carl Yates moved that the variance be granted, J. F. Palmer seconded the motion, and approval was unanimous. The Board then considered the request bylthe Housing Authority of the City of Fayetteville for an extension of time on a 346-2 Miss Glenn Stockburger James H. The Housing Authority is asking for an extension of the final • date to obtain a Building Permit until July 1, 1970, Carl Yates moved that the requested extension be granted. Roy Clinton seconded the motion, and approval was unanimous. The minutes of the October 20, 1969, Board of Adjustment Meeting were approved as mailed. Chairman Robinson stated that unless the petitions were contro- versial he saw no need for all five members to attend all the meetings. He suggested that the Planning Administrator contact only as many members as necessary to obtain a quorum. Mr. Harold Lieberenz asked the Board to advise him of any problems they have encountered in connection with the present zoning ordinance and decisions they have made. He wishes to have this information within about a week. J. F. Palmer stated that he thought the 2 acres required to build a house in 0-1, Open Land District, was unrealistic and has worked a hardship on a number of people. Ed Clement said he felt the acreage requirements for nursery schools was excessive. In the areas where nursery schools are needed the most they cannot always be put, due to the lack of 40required acreage. Roy Clinton said he felt they should have to be approved by the County Sanitarian, also. The meeting was adjourned at 10:15 A.M. 0
