HomeMy WebLinkAbout1967-12-14 Minutes0 • 292-2 BOARD OF ADJUSTMENT MINUTES The Board of Adjustment met at 4:00 p.m., Thursday, December 14, 1967, in the Directors' Room of the City Administration Building, Fayetteville, Arkansas. Members present: Wade Fincher, J.F. Palmer, J.F. Robinson, Carl Yates Ed Clement. Members absent: None Others present: Bernard Shamblin, Bob Mayes and Harold Lieberenz The meeting was called to roder by J.F. Robinson, Chairman. B.A. SHAMBLIN This meeting was scheduled to hold public hearing on the request for variance of B.A.Shamblin, Agent for the owners, and Hare Associated Limited. The vari- ance requested is for property located North of Asbell School, south of Mount Comfort Road, lying between Sang and Lewis Avenue. Mr. Shamblin explained that in laying out the plot plan for this apartment complex the Company had avoided making a through street, which would permit speeding traffic, due to the number of children which will be living there. He also pointed out the playground areas which will be provided for the children. Carl Yates asked if all the property south of the complex was owned by the school. Mr. Shamblin pointed out the school property and explained that he and re- presentatives from Hare Associated Limited had met with members of the School Board and Dr. White, and they seemed very much in favor of the project and assured them the children could be enrolled in Asbell School with very little difficulty as long as the Board was given a tentative date for completion and occupancy of the project. There were no further questions, so the applicant was dismissed. It was explained that the only variance requested at this time is for the 'Group Housing Project', due to insufficient street frontage. The Zoning Administrator has been assured that the Company will adjust the plot plan if necessary in order to meet the set -back requirements of the City Zoning Ordinance. Harold Lieberenz pointed out that no order of the Board is valid for more than sixty days. The building permit must be obtained within this time limit. Mr. Palmer said in his opinion if a building permit was obtained for one building in the project within this sixty day period the additional ones could be acquired as construction was ready to begin on each building. After further discussion, J.F. Palmer moved that the Board of Adjustment waive the street frontage requirements of the City Zoning Ordinance and authorize • the issuance of building permits to Hare Associated Ltd., for the construction of apartment and accessory buildings, as shown on the plot plan submitted, dated 11-17-67, as a group housing project. The motion was seconded by Wade Fincher and approved unanimously. 293-2 The Board felt that the plan submitted shotired good land use and planning.
