TP t; 3 Members present:' J. F. Robinson, George Bowen and J. A: Pennington. Members absent: 'James Akin and John I. Smith. Others present: James R. Dotson, applicant; and.Mr. and Mrs. Bobbly L. Thomas, aPPlicnnt• . The meeting was called to order by J. F.•Robinson_mho.presided in the absence of Chairman'John I. bath. The first application heard by the.Board of Adjustment was that.of Mr. Bobby, -L.. Thomas. Mr. %cmas requested a variance from Zoning Ordinance No.'=9 for the use of property located on the south side of Deane Street. This property is located in an R -IB Single Family Residential District. Mr. Thomas appeared before.the Board to request permission to build a new residence upon property which had 50 feet of street frontage instead of the 70 feet required by the zoning regulations in the R-lB sone. The applicant explained to the Board members that unless another street was • dedicated, Deane Street was Ue only available access to his property. The property to the south is owned by the University of Arkansas, and the University does not wish to dedicate additional land for street purposes. The 50 feet would serve as a private drive and later be developed asa street for public use. The proposed residence would face the east. There was further discussion and the applicant was dismissed. 0 ss"Off The second and last application considered by the Board was that,of Mr. James R. Dotson. The variance requested by Mr. Dotson to the Zoning Ordinance No. 1239 was for the use of property located at 142D Addington Avenue (HE corner of Addington Avenue and Carter Street). The property is located in.an RswlB Single Family Residential District@ e The applicant stated that he presently has a one car garage on the north and of the house. The proposed carport is designed for two care and a storage area., TO detach and move the carport farther east would mean the removal of the shade -tress along the east property line. These trees were planted about 5 years ago and am just beginning to grow. To relocate the carport farther north wctMddividi*his back yard. There was further.discussion before the applicant was dianissed.. 194-2 George Bowen moved that the Hoard of Adjustment not waive the require- • menta of Zoning Ordinance No. 1239 (Article V, Section 2 - 4) as .requested by Bobby L. Thomas. The notion was seconded by J. A., Pennington and passed unanimously. .The property_eurrounding that of Bobby Thomas is not as developed as many of the residential neighborhoods in the City and to grant permisaion to.build upon a lot with;oniy 50 feet of street frontage'instead of the 70 feet regUrsd would;'in the Board's opinion, be the..beginniug of a congested residential neighborhood. On motion by James Pennington, seconded by George Bowen, the Board of Adjustment unanimously voted to approve the application of James R. Dotson in,which a rsquest�wae•made to build,a carport 18 feet from the rear property line instead of.the 30 feet required in the R -1B sone by Zoning Ordinance No. 1239.
