The
Board
of Adjustment met
at 4:00 p.m., Wednesday, February 10,
19652 in
the
City
Council Room of the
City Administration Building.

Others present: A. D. McAllister, attorney; Bill Saxton, architect; Reverend J.
Rainwater; George Moore, H. J. Meenen and several persons
representing the First Christian Church.
The meeting was called to order by Chairman John I. Smith. Chairman Smith
requested that A. D. McAllister present the application of the First Christian
Church. This was the only application to be heard by the Board.
A. D. McAllister, attorney for the applicant, said that the First Christian
Church located at 220 North Ccllege Avenue had appealed to the Board of
Adjustment for permission to build an educational building onto the east portion
of the existing church building.
The educational building is located in the C-3 Central Commercial District. The
proposed building would be in violation of the side yard requirements of the zon=
ing regulations. The building would be 4 feet from the north side yard property
• line and 13.7 feet from the north edge of an alley (or private drive) instead
of the required 50 feet. Mr. McAllister pointed out that the trend along College
Avenue in the future would be for commercial buildings to have common walls
such as exists on the square.
Mr. McAllister stated that the church owned the parking lot west of the Medark
Clinic. Both the church and the clinic use this parking lot, There are 61 spaces
available for parking. This lot and the property upon which the church building
is located is spearated by a 10 foot alley which runs north -south. Taking said
lot into consideration, the church meets the lot arearequirement (1 Acre) and
the parking requirement (44 spaces) of the zoning ordinance.
George Moore, representative of the First Christian Church, said the church
needed this educational building very much.
George Bowen asked if the church had tried to purchase additional property to
the north. A. D. McAllister said that the property to the north had not been
for sale, but that the church had approached the owners of the estate.
Mr. McAllister said he was sure that the church would purchase additional property
if and when it is available and a price can be agreed upon.
There were no objections voiced at the public hearing on the application of the
First Christian Church. As there was no further discussion, the persons present
were dismissed.

J. F. Robinson moved that the Board of Adjustment waive the require-
ments of the zoning ordinance and that the First Christian Church •
be issued a building permit for the construction of an educational build-
ing on the rear (east) of the lot; said educational building to be 4
feet from the north property line and 13.7 feet from the north edge of
the alley (or private drive) to the south. The motion was seconded by
George Bowen and passed unanimously. The Board recommended that if and
when in the future additional property could be purchased, the First
Christian Church do so.
There was discussion had on the A. L. Shamblin request to build his part
of the garage as appealed to the Board on January 13, 1965, Mr. John I.
Smith reported that he had checked the location of the existing garage
on Mr. Shamblin's lot on Spring Street. After fnrther'disciission.of
the request, it was the opinion of the Board of Adjustment that a new
application would have to be filed by Mr. A. L. Shamblin for the
construction of a new garage where the existing garage is now located.
There being no further business, the meeting was adjourned.
