BOARD OF ADJUSTMENT MINUTES
The Board of Adjustment met on Tuesday, January 15, 1963, at 10:00 a.m, in the.City
Council Room in the City Administration Building.
Members present: T. M. Schiewetz, J. I. Smith, J. F. Robinson and George Bowen.
Members absent: J. A. Pennington.
Others present: Wilbur Watson; Harry Jackson; Paul Marinoni, Sr.; Clyde Carnes;
and Sterling Pitts; all the foregoing represented the Washington County Farm Bureau.
The special meeting was called to order by Chairman J. I. Smith. Mr. Smith asked
Harold Lieberenz, City Building Inspector, to explain the problem.
Harold Lieberenz told those present that information of which he was not previously
aware had been acquired just before the meeting. Mr. Lieberenz reported that Mayor
Guy Brown informed him that the City has had under study for quite a while the
possibility of widening Highway 62 West at the intersection of Highway 62 West and
Highway 71 South. A delegation from Fayetteville is to go to Little Rock the 23rd
of this month to discuss said widening. Mr. Lieberenz pointed out that the highway
department wants a 50 -foot radius on all state highways; the city wants a 20 -foot
radius on all city streets. The delegation from Fayetteville hopes the city and
the state highway department can compromise with a 40 -foot radius. The City
Inspector mentioned that with a 40 -foot radius on the corner in question approximately
3 feet and all of the overhang of the proposed new building of the Washington County
Farm Bureau would have to be removed because it would be in the path of the highway.
Mr. Wilbur Watson asked the City Inspector what problems would be involved if the
proposed building were pulled back 40 feet from School Avenue (Highway 71 South).
Mr. Lieberenz explained to those present that should the proposed building be setback
40 feet from School Avenue and the building were given a School Avenue address, then
no variance would be required on the rear, front and north side yard of the building;
however a variance would be necessary on the south side and for the number of park-
ing spaces.
Mr. Wilbur Watson requested a few minutes to discuss the situation with his committee.
The Chairman of the Board granted the requested time, and shortly the committee
returned to report. After a short discussion with the Board members, Mr. Watson
reported that he and his committee would be willing to set the proposed building
40 -feet back from School Avenue; however the committee wanted a West Sixth Street
address.
T. M. Schiewetz moved that the Board of Adjustment grant the Washington County Farm
Bureau a variance from the zoning ordinance on the north and south side yard setbacks
and for off street parking; and that the building be setback 40 feet from School
Street, but be given a West Sixth Street address. The motion, seconded by J. F.
Robinson, passed unanimously.
There was no further business, and the meeting was adjourned.
