HomeMy WebLinkAbout1961-12-29 Minutes29-2 MINUTES OF A MEETING OF THE BOARD OF ADJUSTMENT December 29, 1961, 4:00 p.m. City Council Room Present: Mr. J. F. Robinson, Mr. George Bowen, Mr. James A. Pennington, Mr. Harold E. Lieberenz and applicant Mr. Richard Walden who represented Campbell -Bell Incorporated. Absent: Mr. John I. Smith and Mr. Tom Schiewetz. The meeting was called to order by Mr. J. F. Robinson who acted as chairman in the absence of Mr. John I. Smith. The minutes of the last meeting were approved as mailed to the members of the Board of Adjustment prior to the meeting. Mr. Lieberenz explained the variation requested by the applicant to the Zoning Ordinance. The variation requested is for the use of property located on South Block Avenue on the west side of the square at Crockett's business building location. This property is located in a C-3 Central Commercial Zone of the City of Fayetteville, Arkansas. The Crockett Building does not extend to the alley at the present time. The existing structure is part one story and part two stories in height. The applicant wishes to remodel this building by building a two-story addition on the rear (west) end of the existing building to the alley. • The Zoning Ordinance requires the prcperty owner to provide lloff-the- street" parking at the rate of one space for each 300 square feet of total floor space excluding basement or storage areas. The City Zoning Ordinance permits this off -the -street parking to be provided within 400 feet of the business property if approved by the Board of Adjust- ment. The applicant has requested the Board of Adjustment to consider the city parking lot on the corner of Center Street and Church Avenue for their off-th"street parking. Mr. Bowen asked if the space behind the building had been used for parking. Mr. Walden said a couple of cars did park in the area. There were no further questions, and the applicant was dismissed. Mr. Bowen moved that the Board of Adjustment grant Mr. Richard Waldents request for a variation from the City Zoning Ordinance. Mr. Pennington seconded the motion and the motion passed unanimously.
