Smith, Mr. George Bowen, Mr. Tom Schiewetz, Mr. Harold Lieberenz and applicant Mr. William Combs. Absent: Mr. J. F. Robinson and Mr. James A. Pennington. The meeting was called to order by Chairman John I. Smith. The minutes of the last meeting were approved as mailed to the members of the Board of Adjustment prior to the meeting. The applicant, Mr. William Combs, requested a variation to the Zoning Ordinance for the use of the property located at Combs Grocery at 509 Huntsville Road. This property is located in a C-1 Neighborhood Commercial Zone of the City of Fayetteville. An oil company started erecting gasoline pump islands in front of Combs Grocery before they knew a building permit was needed. The existing street width is 44 feet and the Major Street Setback Ordinance proposes a 50 -foot street. This means the width of the street would be widened 3 feet on each side of the highway. The Zoning Ordinance requires gasoline pump islands to be 15 feet from this proposed street line. The pump islands will only be about 10.5 feet from the proposed street line. Mr. Combs said that Russell Howard of Phillips Oil Company had talked to the highway department and the highway department did not object to the location of the pump islands. Mr. Combs said he did not know he was violating any ordinance and did not know a permit was necessary to erect pump islands. He thought the pump islands were setback at least 12 feet from the proposed widening line. He also felt the two islands would be safer and would allow more parking. There was no further discussion, and the applicant was dismissed. Mr. Schiewetz moved that the Board of Adjustment grant Mr. William Combst request for a variation from the City Zoning Ordinance.
