Present: Mr. John I. Smith, Chairman, Mr. George Bowen, Mr. J. F. Robinson,
Mr. James A. Pennington, Mr. Harold Lieberenz, Building Inspector,
Mr. R. D. Tedford and Mr. Paul Walker, applicants.
Absent: Mr. Tom Schiewetz
The meeting
was called to
order by
Mr.
Smith, and the
minutes of the last meeting were
approved as
mailed to the
members
of
the Board.
The first application was that of Mr. R. D. Tedford at 646 West Sixth Street, which is
located on the northeast corner of the intersection of South Hill Avenue and West Sixth
Street in an I- IB Industrial Zone. The applicant wanted to attach two (two -car) carports
to his apartment house, one of which will have a 5' x 20' storage area under it. The
owner would like to tear down a small wooden building, which he uses as a storage area
at the present time. Because this is a residential building in an Industrial Zone, it
must be approved by the Board of Adjustment.
It was brought out that the area was probably zoned industrial because of the railroad
which runs back of the property, and also because of the processing plants near there
on Center Street.

The second applicant, Mr. Paul Walker, asked a variance for the property located on the
southwest corner of the intersection of South School Avenue and Eleventh Street, which is
located in a C-2 Thoroughfare Commercial Zone. There is a new grocery store building
under construction on this property, and the applicant requests permission to erect a
new commercial building to the south adjoining the existing building. The proposed buildin
would be against an alley which is the rear property line instead of the ten (10) feet
required by the Zoning Ordinance. The lot has been excavated so that there is an eight (8)
foot bank on the rear of his lot. He will have to build a heavy wall to hold the bank and
would like to erect his building on top of the wall. It was brought out that the alley is used
at the present time. Mr. Walker stated that Joe Wilson who owned the property to the
west of the alley had voiced no objection to the building's being built on the alley line.
He also stated that he had begun excavating the property three years ago. Mr. Walker
stated that he would probably have to put a fence on top of his building to prevent
children from getting onto it and perhaps getting hurt.
There were no further questions, and the applicant was dismissed.
Mr. Bowen made a motion that the application of Mr. Tedford be approved. It was
• unanimously approved.
Mr. Robinson made a motion that Mr. Walker's application be approved. His application
was also approved unanimously by the Board.
There was no further discussion, and the Board adjourned at 4:50 p.m.
